🎄The Sixth Deal of Christmas 🎄 We're thrilled to continue our longstanding partnership with Funding Circle, helping them navigate an exciting and expansive phase in their growth. Our latest collaboration involved advising on a major relocation project of around 100,000 sq. ft. in the City and City fringe locations due to their rapid expansion. This successful relocation opened the door for further strategic moves, including a rent review that has worked out in their favour, plus new space acquisitions in the northern regions and serviced offices. Most recently, we were tasked with disposing of a 29,000 sq. ft. floor at 71 QVS. Through a brief letting process, we were able to secure an early surrender of the 3rd floor, saving the client an impressive £1.5M. In addition, we re-geared the 4th floor for another 10 years, with a break option after 5 years, while securing a favorable rent-free package as part of the lease renewal. 🎄The Fifth Deal of Christmas 🎄 Our journey with Jaja Finance began in 2020, when they were seeking a more professional and calm environment after moving from a bustling co-working space post-pandemic. They were keen to secure a new office well ahead of the move-in date, which proved challenging. But thanks to our expertise, SHB successfully negotiated a deal with their preferred provider, securing a stunning river-view office in a Grade II listed building, complete with a modern refurbishment. The client was thrilled with the price and the location! Fast forward to today, and we’ve just completed our second acquisition for Jaja Finance. After exploring the market, we secured a fantastic managed office deal at Harling House in SE1, saving Jaja Finance around £500,000 over the lease term. With timeframes tight, we guided them toward more managed office solutions instead of conventional space, resulting in a highly efficient and cost-effective outcome. By identifying the ideal office and securing a flexible license agreement, we were able to deliver a deal that saved Elwood over £350,000. The result? Last week, our SHB family continued a heartfelt tradition of giving back during the festive season. Simon Blair and his family delivered gifts to Addenbrooke’s Hospital in Cambridge over the weekend, while Kate Chambers and Emily Brown brought Christmas cheer to St George's Hospital in London. This tradition holds a special place in our hearts. A few years ago, one of Simon’s daughters, spent time at Addenbrooke’s after a challenging journey with kidney issues, resulting in the removal of half her kidney. During her stay, she was surrounded by incredibly unwell children, many of whom had been there for months. Despite such difficult circumstances, the positivity and resilience of the parents, doctors, and nurses left a lasting impression. These moments inspired us to make a difference, however small, for families spending the holidays in hospital wards. At St George’s, where 2 of his 3 children were born, we’ve also continued this tradition by delivering toys for children and Domino’s pizzas for the doctors and nurses who give their all, even over Christmas. For over a decade, this has been our way of spreading a little joy and saying thank you to those who truly deserve it. ❤️
