How are step codes affecting the design of condos in Canada? 🌍 As we strive to address climate change, Canada is implementing step codes to elevate building standards. These codes, established nationally, are progressively being adopted by provinces, with Quebec notably leading the charge. Step codes are driving the push for increased thermal performance in new constructions. Condos, with their inherent design complexity, face unique challenges and opportunities. While thermal breaks in balconies aren't mandatory yet, their future inclusion is inevitable. Without proper thermal breaks, heat can easily escape through balcony structures, undermining the building's energy efficiency. We recently hosted a roundtable in association with Resibuild Events and Reynaers Aluminium UK, where we discussed the future of construction and building safety. Our panellists went into detail talking about the current challenges of working through the BSR gateways and debated both whether the level of detail in each gateway is on point and discussed the competency expectations for Gateway 2. Breaking boundaries, not budgets! 💡 Sapphire worked closely with John Paul Construction to assist in realising both their and O'Mahony Pike Architects' aspiration for ‘picture-framed’ balconies, without the need for structural support columns. Their dilemma was that support columns would require extra groundwork, extra time on-site, and a potential extra cost to manufacture. With the task in hand to remove the need for structural columns whilst still ‘framing’ the balconies, Sapphire streamlined this project through initiative. We created non-structural columns for the balconies, manufactured off-site.
