  • National and international elections, along with a wider mood of economic uncertainty, meant that 2024 was an awkward year. However, with the start of 2025, we anticipate higher levels of stability and confidence in the market. In fact, the closing months of last year already saw greater decisiveness from potential buyers, and we hope this positive mood will continue through January. That said, some causes of economic uncertainty remain. Therefore, we expect ongoing price sensitivity from buyers, which will require a cautious approach. Nonetheless, the relatively settled economic and political outlook means we are confident that interest will increase over the course of the month, as we build towards the busy spring period.   During December, rental demand was focussed on short-lets, as tourists visited London for the winter holidays. However, with the start of the new year, the rental market typically sees growing interest in long-lets. In most cases, clients are looking to rent properties for a year or longer, with particular interest in larger flats and houses. This is due to families coming to London as a result of corporate relocations. When combined with pent-up activity from the Christmas period, the early weeks of the year can be busy. Therefore, we encourage potential landlords to take advantage of this active period in the market.

    I have taken a quiet moment during the chaos of Christmas to have a look back on some of the properties we at Russell Simpson have been involved with during 2024.     As this year draws to a close and the Holiday season begins in earnest, we’d like to take this opportunity to wish you a very Merry Christmas and a Happy New Year!     This week we have released Episode 8 of our podcast with Simon Connell of Property Vision. We had to restart this episode about ten times because Simon had me in hysterical laughter from the beginning. Simon and the rest of the PV team have become great friends over the years working together. It was a lot of fun to chat with Simon, reminiscing over years gone by and the shared values of Russell Simpson & Property Vision, as well as many other topics I found very interesting. Thank you Simon for the time you shared with me and for many years of working together. Among much of the wisdom I have gained from you the thing you teach me every time we work together is that even in the middle of the most difficult and stressful situations at work there is always a place for fun. You have us all in stitches regularly and I think it's a great skill to be able to maintain an uncompromising commitment to high standards whilst not taking yourself too seriously!
