  • Good news landlords! TML, Foundation and Landbay have joined the conversation and announced new BTL mortgage products. With high LTVs (75%!) and fee-assisted options, it seems the trend to minimise landlords upfront costs is continuing. Is this a step in the right direction, or too little too late?

  • Exciting news for landlords! Paragon has rolled out special #BTL mortgage rates for those with top-tier EPC ratings. These exclusive five-year fixed deals offer a competitive rate of 4.7% at 65% LTV for properties with EPC ratings of A-C, including #HMOs and Multi-Unit Blocks. Let's hope this trend of easing the financial burden of EPC refurbishments continues! Meanwhile, Rentr is here to help you stay EPC compliant and save on costs! 💰🏠

  • PM Starmer doesn't think #landlords are 'working people', however Scottish housing minister Paul McLennan disagrees.  Whilst oligarchs and #slumlords are far from myths to frighten the kids, more than 50% of landlords in the UK regard property management as a full time job - and we agree. In fact, if the 29% of landlords in full-time employment found management so easy, we'd be out of a job! 😅 Are landlords working people or not? What do you think?

  • The new Airbnb #sub-letting scheme is an... interesting development. In these uncertain times, a consistent income and opportunity to increase rents is undoubtedly attractive, but we have some reservations. Firstly, the scheme aims to address the 'historical challenge' of converting homes to Airbnbs. This is likely to incentivise existing tenancies becoming shorter lets, further exacerbating the housing shortage. Secondly, Airbnb has made no comment on how they will ensure mass subletting doesn't invite the loss of control, illegal activity, property damage and lower property values often associated with it. While a short-term win in a difficult market, this may damage small landlords' in the long run. That's just our opinion, what do you think?

According to the Mirror, 30 of King Charles' rental properties are below the minimum energy efficiency standard, yet a spokesperson from Sandringham is quoted as saying that "energy efficiency was prioritised"  🤨.  We're not sure Sandringham understood the assignment, so we asked our AI to lend them a hand... Perhaps HRH should've used Rentr 😉👑

Section 24 vs. Rent Caps: A balancing act for landlords Landlords' say:  Section 24 tax breaks are crucial for maintaining their income and covering rental property costs. They fear rent caps could result in a sharp increase in rents (as seen in Scotland's 14.3% hike in a year), leading to further housing shortages. Tenants' say: Rent caps are essential to protect tenants from rising rents. They argue that without regulations, landlords have free rein to increase rents excessively. Rent caps would provide tenants with more stability and control over their housing costs. An interesting debate - what do you think? Comment your thoughts.

The Rise of Selective Licensing in the UK Rental Market Selective licensing is a scheme that requires landlords in certain areas to obtain a license from their local council to rent out their properties. This is becoming increasingly common in the UK as a way to improve the quality of private rented housing and protect tenants. The introduction of selective licensing is likely a precursor to the upcoming Renter's Rights Bill and landlords database, which will further regulate the private rented sector. These changes are having a significant impact on landlords, who are now facing increased costs and administrative burdens. Impact on Landlords 💲 Increased costs: Landlords must pay a fee to apply for a license, which can be hundreds of pounds. 📠 Administrative burdens: Landlords must provide a significant amount of information to the council, including proof of their identity, address, and property ownership. ✅ Compliance with standards: Landlords must ensure that their properties meet certain standards in order to be licensed. This can include things like ensuring the property is safe and in good repair, and that there are adequate fire safety measures in place. Benefits for Tenants 🥇 Improved housing conditions: Selective licensing can help to improve the quality of private rented housing by ensuring that landlords meet certain standards. 🛡️ Greater protection: Tenants in licensed properties have greater protection from rogue landlords. ⚖️ Increased accountability: Landlords are more accountable to the council and tenants when they are licensed. Overall, the rise of selective licensing is a seen as a positive development for the private rented sector in the UK. But what are your thoughts? #selectivelicensing #rentersrightsbill #landlordsdatabase #privatetenancy #ukhousing
