    𝗧𝗵𝗲 𝗴𝗿𝗼𝘄𝗶𝗻𝗴 𝗶𝗻𝗳𝗹𝘂𝗲𝗻𝗰𝗲 𝗼𝗳 𝗘𝗣𝗖 𝗿𝗮𝘁𝗶𝗻𝗴𝘀 𝗼𝗻 𝗮𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗶𝗹𝗶𝘁𝘆 With the push toward Net Zero targets, many lenders are exploring ways to support green initiatives. HSBC, for instance, has announced that starting December 10th, they will incorporate a property's EPC (Energy Performance Certificate) rating into its affordability calculations. This approach reflects a more tailored consideration of living costs, recognising the lower energy expenses associated with more efficient homes.   ✅Initially, we were concerned that this shift could complicate affordability calculations. If borrowers might qualify for significantly larger loans on more energy-efficient properties, this could potentially make the already challenging task of finding the right home even harder. However, after running several test scenarios, it appears that the impact on affordability is relatively modest. It is also likely that borrowers would still be limited by standard income multiples when determining how much they can borrow, despite a good EPC rating supporting their affordability calculations.   ✅This may contribute to a broader shift in house buying preferences and placing more value of a higher EPC rating, aligning the housing market with sustainability goals. #PrivateFinance #MortgageAdvice #EPC #Greenhomes

  • 🌟 Case Study Spotlight 🌟 Mortgage consultant, Daniel Smith, recently arranged a bridging loan on behalf of a client introduced to us by Carter Jonas. The couple needed to raise funds urgently to support a parent’s home purchase after a sudden setback - an unexpected issue had arisen, and the buyers of the original property had to pull out.   This threatened the transaction of the new property, even post-exchange of contracts and after the parent had moved in!   In need of a solution, they were introduced to Private Finance.
