  • Significant changes are here with the release of the new National Planning Policy Framework (NPPF). Notably, the updates reshape how some Green Belt policies are applied— key for us rural planners. The revised NPPF affects housing and commercial development in the Green Belt, balancing development needs with environmental and wider considerations. This could mean more flexibility in assessing rural proposals. For both the urban and rural planners at MacMarshalls, these changes bring both challenges and opportunities. Sustainable development is key, the updates call for fresh strategies and engagement. We’ll unpack these changes in full over the coming days. How do you see the new NPPF impacting rural and Green Belt planning? Lots to go at here! 01204 565660 Info@macmarshalls.co.uk #Macmarshalls #NPPF #planning #rural planning

If you’re considering your options or would like to learn more about how Permission in Principle could work for your site, we’d love to hear from you! • 🎉 Approval Success for Green Belt development! 🎉 This week, we’re thrilled to announce a planning approval for a garage-to-dwelling conversion! 🏡 This finalises the last stage of the strategic advice as we have been working on the site for a couple of years. Securing this approval required a creative, strategic approach due to the site’s location within the Green Belt. Originally there were no buildings on the site and this is not an infill plot! Our approach was two-fold: 1. Lawful Development Certificate: For proposed building. 2. Conversion Application: With that in place, we moved forward with a conversion application to create a dwelling, including a single-story side extension to maximize space and functionality. A big shoutout to Sophie Marshall MRTPI MRICS FAAV for the early work and strategic advice and to Lewis Berry, whose expertise and dedication helped get this project over the line. Stay tuned for more updates as the project progresses! #PlanningApproval #GreenBelt #GarageConversion #Architecture #PlanningStrategy #ProjectMilestone #LewisBerry #DevelopmentSuccess

  • 🚜 The Role of Planning Consultants in Supporting Rural Development 🏡 In the UK, when landowners consider redeveloping their properties, extending farm buildings or converting agricultural structures into residential/commercial spaces, planning consultants are here to guide the process. Rural development requires a careful balance between preserving the countryside’s character and supporting growth for local communities. Here’s how us consultants help make this happen: 🔍 Evaluating Planning and Land Use Policies We begin by assessing the proposal within the framework of local and national policies. This includes reviewing Green Belt and conservation area restrictions, guidelines for sustainable development, and policies that protect farmland while allowing reasonable rural growth. 🏞️ Preserving Rural Character Developments can significantly impact the landscape, so we work to ensure that design, materials, and scale align with the local character. Our goal is to support development that respects the unique visual and environmental qualities of the countryside. 🌿 Assessing Environmental and Ecological Impact Rural areas are often home to important ecosystems, and we take extra care in assessing the impact of any new building or land use change. We encourage landowners to incorporate sustainable practices, from protecting habitats to using eco-friendly materials, to enhance biodiversity. 🏗️ Guiding Change of Use and Development Applications Converting agricultural buildings or building more development for residential or business use requires a detailed review to ensure new uses are compatible with the local area. We assess everything from transport access to the potential impact on local services, helping navigate these complex considerations. 📢 Facilitating Public Consultation Planning applications involve consultation periods, allowing the local community and statutory consultees to share feedback. We aim to address valid planning concerns and work towards a balanced outcome. There’s a lot to consider! But with thoughtful planning, resilience, and dedication, we help resolve challenges and achieve positive results for our clients. 🌱🏡 #RuralPlanning #AgriculturalDevelopment #LandUsePlanning #CountrysideConservation #SustainableDevelopment #PlanningPermission #UKPlanning #FarmLife
