📜 We are pleased to see that the updated NPPF has been published in advance of the Christmas break. 🏗️ The added support for development in the ‘grey belt’ and prioritisation of brownfield land is welcomed, alongside the push for increased market and affordable housing delivery. The reinstatement of the requirement to demonstrate a 5 year housing land supply is also a positive step towards ensuring delivery of sufficient homes for the future. In addition, the allocation of additional funding to help address Planning Department resourcing issues will be a much needed boost to get the system moving more efficiently. Consultation on the Proposed Modifications to the Tendring Colchester Borders Garden Community Development Plan Document (DPD) took place between September and October 2024 and has now closed. The Inspector’s final report is expected early 2025. LPP is pleased to note that the amendments to the Plan requested on behalf of East Suffolk and North Essex NHS Foundation Trust have been incorporated in to the Proposed Modifications. Adoption of these modifications will help ESNEFT to plan for the acute and secondary healthcare facilities and services required to meet needs arising from the proposed Garden Community. A great example of collaborative working between the local planning authorities and healthcare stakeholders to achieve sustainable development. LPP is pleased to be working with East of England Co-op to secure planning permission for a new store on Woodbridge Road, Ipswich. The proposals would bring this vacant site back into active use and provide a larger, modern store with on-site parking and EV charging points. Following fruitful pre-application engagement with Ipswich Borough Council, a planning application to change the use of the former car showroom has been submitted, with support from KMC Transport Planning, David Clarke & Associates, LSDP, Sharps Redmore Acoustic Consultants, and Johns Slater and Haward. Last month, some of the LPP team were lucky to visit and tour the obsolete Grade II* Listed Balkerne Water Tower in Colchester, affectionately known as ‘Jumbo’. The tour was organised by Holmes & Hills Solicitors and led by North Essex Heritage trust. The tour involved scaling the 157 steps, moving up through the Engineers’ Room, into the main water tank, and up to the top of the tower with almost panoramic views across Colchester in all directions. LPP had a fantastic time and enjoyed learning about the often-forgotten Victorian history of Colchester and the importance of preserving our heritage assets. Thank you again to Holmes & Hills and North Essex Heritage for a superb event.
