Outline planning consent was obtained by LVA and included a wide range of community benefits including 30% affordable homes, five hectares of public open space, allotments, play space, new footpath and cycle connections extending off the Tarka Trail. Yesterday marked a somewhat momentous day in that we achieved a resolution to grant planning permission for up to 260 dwellings, commercial/retail uses and a junior sports pitch on land that we own at Farlands (London Road), Cranbrook which forms part of the Cobdens Cranbrook Expansion Area allocation. For various reasons this one has taken its time working its way through the Planning system but it was a good result to get unanimous vote from members. As ever the hard work continues as we work through the planning conditions and Section 106 and hopefully in due course a land sale. Many thanks to the consultant team who have been involved in this lengthy 'slog' to get it to committee including Land Value Alliances LLP LHC Design, Awcock Ward Partnership, ASPECT TREE CONSULTANCY LIMITED, Engain (Environmental Gain Ltd), Clifton Emery design, Bell Cornwell LLP Planning Consultants.

LVA is delighted to confirm that Cornwall Council’s (East) Planning Committee resolved to grant (subject to a S106 Agreement) outline planning permission for up to 43 dwellings on Land off of Kimlers Way, Looe. The application, which was submitted in December 2023, has been the subject of careful consideration by the Council and the resolution to grant is testament to the team’s continued hard work and engagement with the Council since submission. The Site lies on the Northern Edge of the picturesque Coastal Town of Looe and was allocated as part of the Looe Neighbourhood Development Plan. The site will contribute positively to the identified housing need in the area by delivering 30% of the units as Affordable Homes, and delivering a large amount of public open space. On 5 July 2024, the Planning Inspectorate allowed our appeal against Somerset Council's refusal of an outline planning application for up to 37 dwellings at Walton, Somerset. The decision, which thereby grants planning permission, considered that the benefits of the scheme were accorded significant weight, chief amongst them the provision of housing and affordable housing in light of a five-year housing land supply shortfall. Overall, it was concluded that the adverse impacts of granting permission would not significantly and demonstrably outweigh the benefits. #Planning #PermissionGranted #HousingCrisis #Development

LVA were recently contacted by ITV News, to discuss the housing crisis that the country is facing, with a specific emphasis on the market town of Frome where last year the Town Council declared it’s own housing crisis. Having submitted our application for Selwood Garden Community over three years ago, the shortfall of affordable housing in the town has only increased. Dan Hewitt of ITV News did a great job of ensuring a balanced view, with the overwhelming feeling that Frome needs housing to solve this crisis and that “Nimbyism” is a contributing factor to the extensive delays that have been experienced. We heard from Lucy, a resident of Frome for the past 35 years, who has needed to return to her childhood home due to the cost of housing in Frome, with the waiting list for a Council / Affordable home now about 2 years. Despite Lucys situation not being unique in Frome not everyone wants to see the development, that can deliver the much needed Affordable Homes, built. #HousingCrisis #Planning #Development #AffordableHousing #Nimbyism

LVA is delighted to announce that our appeal against Somerset Council’s non-determination of our application for up to 252 dwellings on Land north of Mudford Road, Yeovil has been allowed by the Planning Inspectorate. In reaching a decision, the Inspector considered there has been a chronic shortfall in housing land in recent years and the appeal scheme would increase the supply of both market and affordable housing. Overall, it was concluded that the benefits of the appeal scheme would significantly and demonstrably outweigh the harm identified when assessed against the policies of the Development Plan, when taken as a whole.
