About us

At Karbon, we build, manage and look after homes for people across the North. And then we go further, we give them the strong foundations they need to crack on with life. Since our formation in 2017, we’ve focused on delivering our three strategic aims - to provide as many good quality homes as we can, to deliver excellent service to our customers, and to shape strong, sustainable places for our communities. Our footprint covers the North East of England and Yorkshire, with almost 30,000 homes across diverse communities, all facing different opportunities and challenges. Some customers just need an affordable home, or a way onto the property ladder. Others might need a bit more – financial advice, community services, sheltered accommodation or even training that can lead to a new job. Whatever people need to feel more secure, confident and happy with where they’re at, we work our heart out to provide it. We always make the effort to understand our customers. We believe that everyone deserves respect. Everyone’s voices should be heard. And everyone deserves someone in their corner now and then. We believe that by focusing on our three strategic aims, combining a sound business head with a strong social heart and staying true to our values, we can build strong foundations for even more people.

    As we celebrate the two year anniversary of 54North Homes this week, our Executive Director of Resources Scott Martin and the Managing Director of 54North Mark Pearson, sat down with Annaliese Rogers, Head of the Housing Practice at Odgers Interim, to chat about Karbon's approach to growth.   • We're proud to be once again backing Oasis Community Housing's 'Giving a Home' Christmas appeal, helping to provide a lifeline for people across the north east facing homelessness this winter and beyond. Oasis are a valued partner of the social housing sector in the region, with Gentoo Group also backing the appeal this year. The aim is to raise £100,000 which will support its on going provision of drop-in centres, supported housing and a range of other services to help men, women and families. There's still time to support the appeal. Every £2,000 raised will move a gingerbread person into their gingerbread house, representing the rebuilding of another life that had been devasted by homelessness

    It is great to see our development in Thorpe Willoughby highlighted by the York and North Yorkshire Housing Partnership as a good example of low carbon homes. The new homes, which were developed by Karbon and are now managed by our colleagues at 54North Homes, were all built using timber frame construction - a high quality, environmentally friendly, modern method of house building. They’re powered by air source heat pumps, a technology three times more efficient than gas boilers. Each home has achieved an energy performance certificate rating of B and means that our customers benefit from warmer, more comfortable homes as well as savings on their energy bills.

    Housing has a crucial role to play in decarbonisation. And with energy prices remaining high, building high quality and energy efficient homes is vital. Housing associations are already delivering the low-carbon homes that #York and #NorthYorkshire needs – and this includes 54North Homes which recently completed 70 homes in Thorpe Willoughby. These were built with low-carbon as a key priority, with timber frames and air source heat pumps to cut energy consumption for customers. Read more: https://ow.ly/eHlv50Uo7rz

  • We have joined with other housing providers and house builders to call on the government to provide an extension to the current Affordable Homes Programme (AHP). The additional £500 million designated for the AHP in the budget was welcome, however, the eligibility criteria for the funding means that schemes must start on site by 30 September 2025 or be completed by 31 March 2026, and we believe that this is stalling new development. If there was an extension, and/or additional flexibility built into the existing AHP, we believe this would increase the scope for new development to be brought forward. Paul Fiddaman, our chief executive, said: “We welcome the additional £500m top-up, which should enable some stalled sites to be brought forward, but we would welcome greater flexibility on timescales.”   “What will really turn the dial and enable the sector to scale up development is a new Affordable Homes Programme on a much bigger scale. However, there is a risk that the timing of the next programme will lead to some delay in bringing forward new schemes as the sector awaits confirmation of the funding that will be available.   “A longer deadline for the top-up funding may help overcome any interruption in programme delivery.” https://lnkd.in/eeg4W6ry

    🚀 We're delighted to have been shortlisted as part of SHINE in another category at the Housing Innovation Awards 🚀 We established SHINE (Social Housing Innovation North East) with other housing providers last year, and we're proud that our work has been recognised with a shortlisting in the Most Innovative Partnership category. This is in addition to our shortlisting in the Best Use of Data category for the development of the Karbon Data Quality Scorecard. We'd also like to congratulate Lynsey Darby from believe housing on her nomination for Innovator of the Year. Lynsey has played such an important part in SHINE.     It really is the most wonderful time of the year, made a little bit more wonderful thanks to the generous unlocking social value donations of our contractors. With the help of RE:GEN North East, Potts Print (UK), Isoler Limited and SPRINGS ROOFING LIMITED, we have hundreds of toys, gift sets and vouchers to match to Karbon households across the region. With another year of soaring prices, we hope this initiative will make a huge difference to lots of families, particularly those who are really feeling the pinch this season.   • With a funding boost from Historic England, we're excited to be partnering with Mark Shields and Building Culture CIC to deliver the next phase of our street art project in Byker. With the help of Farrell Centre and Northern Cultures Project CIC, the project will work with young people living on the estate to explore the hidden histories of our iconic Byker estate, and provide them with a creative outlet to celebrate Byker’s history, as well as its vision for the future. Working with Mark three pieces of public art will be created, two shutter designs for the fronts of prominent community buildings and one painted wall mural in the centre of the estate.
