📢 Allsop Commercial Auctions finish 2024 with new cash buyers driving demand On reflection it was probably one of our more challenging auctions of the year, which perhaps is no surprise with the market still digesting the full effects of Octobers budget. However, it is clear that if the price is right the buyers will be there. 77% of the lots sold at the auction today did so in competition and the average overage above reserve was 12%. Thanks to the efforts of our market leading team a total of 39 properties were sold totalling £35.3m and reflecting a success rate of 71%. The result brings to an end an eventful but successful year for the team in which we’ve sold 576 lots (679 in 2023), totalling £455m and reflecting a success rate of 88% (£462m and 90% in 2023). With 131 of the lots selling for in excess of £1m (131 in 2023) our average lot size has increased from £680,000 to £790,000. The largest lot was Lot 40 an attractive vacant office building in Mayfair which sold prior to auction for in excess of £5,500,000. As always, there were numerous highlights and stars ⭐ including… 🎄 The average lot size was £921,100 🎄 11 lots sold for in excess of £1 million 🎄 8 lots achieved 10% or more above their reserves 🎄 53% of lots sold were located outside of London and the South East 🎄 The retail sector accounted for 61% of the number of lots sold and 52% by value. 🎄 Lot 11 - Mansfield. A supermarket let to Farmfoods Ltd on a new 20 yr lease at £120,000pa. Sold £1.75m (6.4%) 🎄 Lot 14 - South Kensington. A restaurant and three flats let at £119,812pa. Sold for £1.81m (6.2%).  🎄 Lot 25 - Derby. A former car showroom on a 1.9 acre site let at £360,939pa until 2025. Sold for £1.75m 🎄 Lot 39 - Bristol. An industrial estate comprising 7 units totalling 13,646 sqft. Total rents £162,520 pa. Sold for £1.7m (£125psf cv).    Our buyers survey revealed that new cash buyers are driving the demand with 64% saying they had not bought at auction before (31% in November), 79% saying they were not intending to use finance (75% in November) and 79% of buyers saying they would like to buy again (88% in November).
