On behalf of DEAS Eiendomsfond Norge I, we have acquired Munkegata 26 and 30 ("Residencekvartalet") in Trondheim from a mandate managed by abrdn. The building covers approximately 11,700 sqm and is centrally located at the town square in Trondheim. The property is a highly representative office building with a weighted lease term of about 6 years, with Aker BP accounting for the majority of the current lease. In addition to office spaces, the property also houses well-known restaurants, including Trondheim's first Italian restaurant, Frati, the newly opened Phoenix Gastropub, and Burger King. "Our investors have shown us great trust by committing more capital to the fund, while we have also freed up capital through the sale of Byåsen Shopping Center earlier this year. We are therefore very pleased to invest in a property that will improve the portfolio in terms of both risk and expected returns. Residencekvartalet, with its unique location and high quality, will undoubtedly contribute positively to the portfolio going forward," says Lars Flåøyen, Fund Manager for DEAS Eiendomsfond Norge I IS/AS. In December, the well-known jewellery designer Caroline Svedbom opens a new store in Sturegallerian. After a period of absence from the galleria, it’s happy reunion for both Sturegallerian’s visitors and for Caroline Svedbom herself, who is now back in the stylish premises right in the heart of Stockholm. DEAS Asset Management have been responsible for asset and property management of Sturegallerian since 2013. Our dedicated team will continue to manage the operations in the galleria and assist in the ongoing redevelopment of the block.

🏆 Historic Pyyniki Trikoo Factory Wins Sustainable Stone Building Award 🏆 The Pyyniki Trikoo factory in Tampere, Finland, has won the prestigious Sustainable Stone Building Award for its transformation from a 1903 knitwear factory into a vibrant residential and commercial hub. The development was managed by DEAS Asset Management including hundreds of apartments 🏘️, a hotel 🏨, dance school 🩰, cafe ☕, microbrewery 🍺, and various services, creating a village-like community near the city. The project preserved the historic brick structures 🧱, significantly reducing carbon emissions 🌍 by recycling materials ♻️ and maintaining the original architecture. ColorFactory District: A 40-Hectare Area Transformation for Homes 🏡, Jobs 💼, and Innovation 🌟 DEAS Asset Management together with PPG Tikkurila are set to transform part of the 40-hectare ColorFactory district in Tikkurila, Vantaa, into a vibrant mixed-use neighborhood, that also includes areas owned by the City of Vantaa. The development will provide homes for 4,500 residents 🏡 and generate up to 3,000 jobs 💼. Located near the busy Tikkurila train station 🚉 and a major public transportation hub, the district will feature four “villages” 🏘️, each with its own unique nature 🌳 and color scheme 🎨, combining historic buildings, green spaces, and urban amenities like schools 🏫, retail 🛍️, and workplaces 🏢. The project will repurpose industrial and historic buildings, with most structures being 6 stories and a few select buildings rising to 12 stories 🏙️.
