Meet our European Counselors of Real Estate: Introducing Herman Kok, CRE, retail real estate expert, associate partner of DISCvision, advocate for taking people's needs as the basis for real estate development. Herman discusses cases in Berlin and The Hague with the Dutch VG Visie real estate media and news platform... 'We were in Berlin in connection with the annual Kern study trip (Kern is the successor of the Dutch Council for Shopping Centres, the NRW, ed.) that was organised by me this year on behalf of Kern. This gave many interesting insights, especially since the area around Potsdamer Platz has undergone a transformation. This was a prestige project after German reunification and it was known as an area full of office buildings. At the time, the focus was mainly on the buildings themselves and less on the public space. The shopping center there later also faced stiff competition from the 'Mall of Berlin' and really needed a new impulse. The owners decided to break open the center and turn it into a covered street. This created connection to the surrounding outdoor space and other facilities, such as the cinema and theatre, and much more organically.' What made this approach so effective? 'This open connection created a logical and visible link between indoors and outdoors. The area literally and figuratively came to life. A lot of dynamism was also added to the ground floors: cafes and service functions provided more energy at the street level. As a result, the shopping centre no longer became a closed mall, but an open area that leads visitors through the entire neighbourhood.' Our real-estate industry experts worldwide ranked the upcoming US elections overall within Top Ten as the Global Issue #1 Affecting Real Estate in 2024-25/ our European experts only as an Issue #3 in Europe affecting Real Estate. Authors of the expert article "The only certainty is the uncertainty": Nick Chatzitsolis Constantine "Tino" Korologos "For real estate, the big issue is the uncertainty these elections create and how that uncertainty layers into real estate performance and decisions... On the other side of the election, there is still more uncertainty ahead in what results are likely to mean for key policy moves with a Congress that has a difficult time agreeing on anything. The outcome of the election and who ends up in the White House will have a big impact on issues such as regulation, trade, corporate taxes, sustainability, and immigration policy. Key issues to watch: · A Biden/Harris proposal that would call on Congress to pass legislation giving corporate landlords a choice to either cap multifamily rent increases on existing units at 5% or risk losing current valuable federal tax breaks. · The elimination or modification of the 1031 like-kind exchange appears to have resurfaced again. · Presidential policy also has the potential to impact economic growth and inflation, which will in turn influence Fed monetary policy in 2025 and beyond. High stakes elections: Other countries are concerned about the possible power shift in the U.S. One issue in particular is whether a change in leadership in the U.S. would result in increased military involvement in the Russia-Ukraine war, which could escalate violence and volatility in the region. A second key issue is whether the new president would be less inclined to collaborate with other countries, instead taking a view that every country should be self-sufficient. Both of those issues could have significant impacts on global trade and regional economies. And while the U.S. casts a big shadow, there are high stakes elections across the globe in countries such as Taiwan, Mexico, South Africa, and the EU, among others. The key theme is uncertainty and instability, which has a number of ramifications for the geopolitical climate and global economy. For example, legislative elections in France resulted in an unprecedented situation where its parliament is now divided into three parties, which has created confusion with no one party in clear control. That environment combined with high interest rates and rising building costs contributes to bigger challenges in property markets. Get to know our industry experts.
