🧐 Another common issue with downpipes that contribute to damage sustained to properties during storm events are downpipe spreaders. 🛑 This is an item I like to inspect on all houses from the roadside while on a daily walk, rarely do you see a compliant downpipe spreader installed which ticks all the boxes. ✅ Spreader RULES • Stormwater Drainage installed to NCC & AS/NZS 3500.3 • Catchment area of both upper & lower Roof must not exceed Manufacturer's Design Carrying Capacity for the lower Roof • Water to be discharged in direction of Roof Fall • Extend Foot of Downpipe to ensure Spreader is clear of Flashings • Must not discharge above Valleys • Corrugated Roof Sheets ≥ 1.8m each side from Spreader to be Sealed at Laps for full sheet length • Tiled Roof ≥ 1.8m each side from Spreader to be Sarked & turned into the Gutter Image thanks to BuildingTools

I’m happy to share that I’ve enrolled in further study to continue to improve my knowledge in the building inspection and building surveying industries. I’m looking forward to commencing the Advanced Diploma Building Surveying at Melbourne Polytechnic next year! It’s a long term commitment to complete my study over part time while continuing to grow and develop my business at Rhizome Building. I believe the knowledge I will gain from this course will only be of benefit to me, my business and all of our clients during and in to the future. During an inspection, it’s important to look for signs of substandard materials, poor craftsmanship, and unapproved changes. Check for: ✅ Inconsistencies in the foundation. ✅ Signs of water damage. ✅ Improper sealing around windows or doors, and ✅Verify that all electrical and plumbing systems meet code you can do this by requesting a copy of the compliance certificates from the Vendor. Additionally, inquire about the renovation history and ensure that permits and inspections were completed. We recently found this damage to foundations of a home where a renovation had been completed to convert a Garage to a Living Space.
