🏡 Unlocking the Potential for Medium-Density Housing in Australia 🏡 Did you know there’s an untapped opportunity for over 3 million new strata units across Australia's capital cities? A recent CoreLogic and Archistar report highlights the critical need to address the “missing middle” in housing—low-to-medium density developments like townhouses and duplexes that bridge the gap between standalone homes and high-rise apartments. Key takeaways: 🏗️ Melbourne and Sydney lead the charge with the potential for over 2 million strata units, with many opportunities located within 2km of existing train stations. 🚉 🌿 Low-complexity sites, which are easier and more cost-effective to develop, make up a significant portion of these opportunities. 📈 Strategic densification near transport and amenities is key to tackling housing shortages, affordability, and meeting the Federal Housing Accord's target of 1.2 million well-located homes. As housing pressures grow, medium-density developments offer a sustainable, community-focused solution. High density living is definitely a potential solution to the current housing affordability issues but it will take time for some of the common issues such as build quality, strata management issues to be cleaned up before its reputation is repaired and becomes a compelling alternative for many aspiring home buyers. 🚨 AFCA Data Reveals Mortgage Brokers Shine Bright Amid Record Complaints 🚨 The latest AFCA Datacube update highlights a reassuring trend for the mortgage broking industry. Despite a record-breaking 105,000 financial complaints in FY24, mortgage brokers accounted for just 0.1% of these! This is a testament to the professionalism and diligence of brokers across the country. 🙌 Key insights: ✅ Mortgage broking complaints: Only 38 lodged, none escalated to final determination. ✅ Most complaints were resolved through agreement or found to be outside AFCA’s rules. ✅ The mortgage broking industry has maintained <1% of total complaints since FY19. As Peter J White AM of the FBAA (Finance Brokers Association of Australasia) said: "This reinforces the great work brokers do for consumers, but we must remain vigilant to maintain these high standards." At Kaleido Loans, we’re proud to be part of an industry that prioritises trust, professionalism, and client success. 🏠 Sydney & Melbourne Housing Market Update 📉 New data reveals that house prices are now falling in 40% of Sydney suburbs and over 76% of Melbourne suburbs—a notable shift compared to last year. According to the article from the AFR there are a combination of reasons that are causing this shift in the market. 📈 Increased Stock & Distressed Sales: With a surge in property listings, many driven by investors exiting the market, both cities are experiencing a cooling demand. Melbourne has seen a significant rise in distressed listings—up 28.4% in the last year alone. 🪙Affordability Challenges: Higher borrowing costs and shrinking borrowing capacities mean fewer buyers can meet current price points, particularly impacting premium suburbs in Sydney and Melbourne’s inner areas. 💹A Buyer’s Market? Although house prices in many areas are under pressure, some experts believe there are investment opportunities. Melbourne, in particular, may offer value given recent price drops and population growth. 🏡For first-time buyers and investors, these conditions can present unique opportunities. If you're considering buying, it’s essential to stay informed, understand market dynamics, and evaluate properties that could offer long-term value 📊 ⚠️As always, navigating the current property landscape can be complex. If you're seeking guidance on securing the right mortgage amidst these market shifts, feel free to reach out. We are here to help you make informed decisions with confidence. 👨💼👩💼 📳David Han 📱Audrey Li 📞Samuel Sun #SydneyProperty #MelbourneProperty #FirstHomeBuyers #InvestingInProperty #MarketUpdate #MortgageBroker #PropertyInvestment https://lnkd.in/gaszjHRX
