    Cromwell European REIT is pleased to close a productive 2024 with strong leasing momentum! Five major leases with new and existing tenant-customers secured across both logistics and office portfolio in the Netherlands, United Kingdom, Germany and Denmark. The Manager’s CEO Simon Garing commented “With these newly secured leases, CEREIT is on track to keep its portfolio occupancy rate above 93% and further build on CEREIT’s 3Q 2024 tenant retention rate of more than 70% with a diversified and quality tenant roster of more than 800 companies.   • We’re happy to announce that the Cromwell Property Group team in Italy, alongside Bain Capital, has secured a #lease agreement for the whole Pontedera Logistics #development in Pisa, Italy. MVN Industrial Solutions has taken the entire 52,440 sq m asset on a 14-year lease, in what marks one of the largest #logistics leases completed this year in Italy. Pontedera Logistics is the first speculative development in the popular Tuscany logistics market, a location characterised by an acute shortage of grade A space. The property is strategically located along the Florence-Pisa-Livorno motorway, providing excellent links to major national and international transport routes.   • We are proud to announce that Cromwell Property Group, as a member of the Champions of Change Coalition, joined the global movement to end violence against women and girls by participating in UN Women Australia’s Safe. Everywhere. Always campaign. During the 16 Days of Activism Against Gender-Based Violence (25 November – 10 December), we raised awareness across our assets and hosted the 'Tools Down' webinar for tenants, organised by the Property Council of Australia. This is a national crisis, and we all have a role to play in ending it. The Safe.Everywhere.Always campaign calls for a world where women and girls can live without fear – whether at home, in the workplace, or online. Safety is a non-negotiable human right.   • Cromwell is proud to support the Queensland Children’s Hospital with their “Make a Wish for Christmas” campaign across four of our Queensland assets. To celebrate the 10th anniversary of the Children’s Hospital Foundation, Cromwell staff and Board members handed out cupcakes to our building tenants last Friday. This is a part of a broader fundraising campaign where we will match every $5 dollar donation our tenants make to this amazing cause.    Our tenants’ generous donations will make a significant difference for patients and their families this Christmas.   • Our Property Operations team recently had a highly productive offsite strategy day at our 400 George Street asset in Brisbane, where we focused on enhancing efficiencies within our assets and our own teams. A highlight of the day was participating in Bikes for Tykes, a team-building exercise. This activity harnessed our communication, creativity, leadership, and teamwork skills to build quality bikes for Kurbingui Youth & Family Development. Kurbingui Youth and Family Development, is a fantastic community organisation delivering services and support to Aboriginal and Torres Strait Islander communities living within Great Brisbane, Moreton Bay and South East Regions. This initiative is part of our ongoing commitment to reconciliation, aiming to engage and strengthen relationships with Aboriginal and Torres Strait Islander organisations within our communities. A huge thank you to everyone who participated and made this day a success. Your hard work and dedication are truly inspiring!

  • Results released in the last week show that Cromwell made significant progress towards our long-term ESG targets in FY24, including sizeable reductions in Australian scope 1, 2, and 3 emissions. Cromwell Head of Property Operations, Tessa Morrison, said ongoing delivery of ESG initiatives was being undertaken in close partnership with building users to deliver tangible positive impacts. “We’ve seen a massive shift towards an ESG focus by tenants in the past 18 months – it’s always been strategically important to us as a business, but it is increasingly becoming a key consideration for occupiers in their decision making as well,” said Ms. Morrison. “By meeting tenant ESG demands – through the implementation of environmental, social, and governance policies to produce tangible results – we’re working to maximise rental yield, reduce waste, and retain tenants at the same time.” Cromwell’s ESG progress has been released as part of the business’s FY24 ESG Report.   • Cromwell’s Chief Financial Officer, Michelle Dance, was asked to moderate an intriguing panel discussion at the Property Council of Australia Capital Markets Forum 2024 at Crown Sydney last week. The topic – ‘Debt: Bank and non-bank lending and global credit’ – examined the place debt now has in several portfolios globally; the risks and opportunities that exist in the debt market; as well as the future of credit. Panellists Luke Briscoe, Head of Capital and Investor Solutions at Madigan Capital; Cathy Houston, Managing Director Real Estate Credit at MA Financial; and Jeremy Fyfe, Head of Origination NSW/ACT, Qualitas joined Michelle to discuss how Australian organisations should approach the topic. The panel was extremely well received by the hundreds of forum attendees. Each year, the PCA Capital Markets Forum brings together domestic and international investors, heads of real estate, heads of capital, fund managers, and portfolio managers from leading property and investor groups in an immersive format to gain fresh perspectives on business.
