Rentvesting is a smart financial move where you rent where you want to live and invest where you can afford. It allows you to enjoy a lifestyle in a desirable location without the massive financial commitment of buying there, while still building wealth through property investments in high-growth, high-yield areas. How Does Rentvesting Work? Imagine you want to live in a $2M house in Sydney, which would cost around $1,200 per week to rent. If you were to buy this property with an 80% loan-to-value ratio (LVR), your monthly mortgage repayments would exceed $9,200. By renting instead, your monthly rent would be around $5,200, leaving you with a surplus of $4,396 each month to invest. Now, if you put that $4,396 surplus toward an investment property, you could borrow around $732,000. On average, households now require over 10 years to save for a 20% deposit. 📈 Melbourne Affordability Improved (the only capital city!): Melbourne is the only capital city where housing affordability has slightly improved, with dwelling values falling by 4.9% since March 2022, thanks to a mismatch between supply and demand and rising incomes. 💰 Adelaide’s High Value-to-Income Ratio: Adelaide has the second-highest house value-to-income ratio, making it one of the least affordable cities. 🏙️ Ranking of Capital City House Affordability (Affordability considers the value-to-income ratio, cost of living, mortgage serviceability, and time required to save for a deposit.)
