    🔔 𝗣𝗼𝗹𝗹 𝗼𝗳 𝘁𝗵𝗲 𝗪𝗲𝗲𝗸: 𝗛𝗼𝘄 𝘁𝗼 𝗘𝘅𝗽𝗹𝗮𝗶𝗻 𝘁𝗵𝗲 𝗦𝘂𝗰𝗰𝗲𝘀𝘀 𝗼𝗳 𝗕𝗲𝗹𝗴𝗶𝗮𝗻 𝟭-𝗬𝗲𝗮𝗿 𝗚𝗼𝘃𝗲𝗿𝗻𝗺𝗲𝗻𝘁 𝗕𝗼𝗻𝗱𝘀 𝗶𝘀𝘀𝘂𝗲𝗱 𝗹𝗮𝘀𝘁 𝘆𝗲𝗮𝗿? 🔔 Last week, a record number of 1-year government bonds issued by Belgium on September 4, 2023 for a total amount of 21,895,899,300 euros matured (excluding interest). To put this success into perspective, the total issuance of Belgian government bonds between 2010 and June 2023, across all maturities, amounts to approximately €7.1 billion (source: Debt Agency). New 1-year and 10-year government bonds will be issued by Belgium on September 16, 2024-2025 at respective gross rates of 2.75% (1.925% net) and 2.80% (1.96% net). 𝗛𝗼𝘄 𝗱𝗼 𝘆𝗼𝘂 𝗲𝘅𝗽𝗹𝗮𝗶𝗻 𝘀𝘂𝗰𝗵 𝘀𝘂𝗰𝗰𝗲𝘀𝘀? This is our poll of the week: 𝟭. 📈 𝗠𝗼𝗺𝗲𝗻𝘁𝘂𝗺: In times of economic uncertainty, investors often seek safe and liquid investments, and government bonds perfectly meet these criteria. It is also interesting to note that this was the first time in over 10 years that the Belgian government issued government bonds with such a short maturity. Even today, short maturity seems to be favored by investors since out of €276 million raised in three days of campaigning, €262.1 million (~95%) concerns 1-year bonds. 𝟮. 💰 𝗠𝗮𝗿𝗸𝗲𝘁𝗶𝗻𝗴 𝗘𝗳𝗳𝗲𝗰𝘁: With a reduced withholding tax exceptionally set at 15% instead of the usual 30%, suggesting a good deal? However, upon closer inspection, once inflation is deducted, the net return on the government bond would have been negative when considering purchasing power. 𝟯. 🤔 𝗟𝗮𝗰𝗸 𝗼𝗳 𝗞𝗻𝗼𝘄𝗹𝗲𝗱𝗴𝗲 𝗼𝗳 𝗜𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁 𝗔𝗹𝘁𝗲𝗿𝗻𝗮𝘁𝗶𝘃𝗲𝘀: In retrospect, the purchasing power of savers who invested in these bonds would have nonetheless decreased (see above), and if we look more closely, most financial investments have yielded much more than the government bond while offering an attractive risk/return ratio (discussed in our last article). For comparison, our first operation of the year offered our investors a gross coupon of 10% per year paid monthly over a period of 24 months, with comfortable LTC and LTV ratios of 36.5% and 30%, respectively. 𝟰.     🚨 It's Summer Break with Real Estate Tuesday by Altifund 🚨 Today, we are visiting the Spanish Luxury Housing Market 🇪🇸 , one of our favorite's ! 1. 📈 Continued Growth in Luxury Housing Market: Unlike other residential segments, the luxury housing market has remained resilient and is expected to grow in the second quarter of 2024. Despite economic and political instability in 2023, a double-digit increase in purchases is anticipated. 2. 💥 Increasing Transaction Volumes: Transactions for luxury properties (worth €1.5m to €5m) have multiplied sixfold since 2018, while those above €5m have increased ninefold. This trend indicates strong and growing demand in the luxury segment. 3. 🇪🇺 Foreign Investment and Market Stability: Foreign buyers, particularly those looking for stable investment destinations like Spain, are expected to drive the market. Areas like Madrid, Murcia, and the Canary Islands are highlighted for their high demand and potential for investment. 4. 🔥 Rising Prices with Potential Stabilization: Prices for premium, luxury, and super-luxury homes have risen over 10% since 2021.
