A particular highlight was our Susteco Partner Summit, held for the fourth time. According to the latest RICS Sustainable Building Index, the net balance for demand has declined from +𝟲𝟯 in 𝟮𝟬𝟮𝟭 to +𝟰𝟭 in 𝟮𝟬𝟮𝟰. While still positive, this highlights a noticeable deceleration in growth. 🏢 𝗘𝘂𝗿𝗼𝗽𝗲 𝗟𝗲𝗮𝗱𝘀, 𝗯𝘂𝘁 𝘄𝗶𝘁𝗵 𝗡𝘂𝗮𝗻𝗰𝗲: Europe continues to lead in investor demand for sustainable commercial real estate, with a score of +63, compared to +54 in the UK and +25 in the US. In Germany, 32% of property experts report a significant rise in investor interest in green buildings, driven partly by higher rents (+56%). 𝗠𝗲𝗮𝗻𝘄𝗵𝗶𝗹𝗲, 𝘁𝗵𝗲 𝗴𝗿𝗼𝘄𝗶𝗻𝗴 𝘁𝗿𝗲𝗻𝗱 𝗼𝗳 "𝗯𝗿𝗼𝘄𝗻 𝗱𝗶𝘀𝗰𝗼𝘂𝗻𝘁𝘀" 𝗿𝗮𝗶𝘀𝗲𝘀 𝗰𝗼𝗻𝗰𝗲𝗿𝗻𝘀: 📉 30% of experts report lower capital values for less sustainable properties. 💰 56% identify rent premiums as a key driver for investor interest in sustainable assets. However, the recent Digitalisation Report 2024 by ZIA Zentraler Immobilien Ausschuss e.V. and EY Real Estate reveals a significant barrier: four out of five professionals surveyed identify a lack of qualified personnel as the primary challenge in effectively deploying AI. At Susteco, we recognise that mastering AI requires more than just deploying advanced algorithms – it demands a workforce proficient in navigating complex integrations, managing high-quality data, and upholding ethical standards. 🧠 Further challenges mentioned are: 🟣 Data issues: 19 % perceive data protection, data security or ethical issues as the biggest challenge for AI applications in their companies. 🟣 Technical Integration and Transparency: The study finds significant challenges in integrating AI into existing systems (26 %) and a lack of transparency in AI decisions (24 %). 🟣 Addressing Skills Gaps: 18 % of respondents see skills gaps as a key hurdle. According to the “Game Changer Report” by blackprint they are among the key drivers of the industry, alongside ESG regulations. The study highlights the significant impact of individual drivers on the value chain: 👉 𝗘𝗦𝗚 𝗿𝗲𝗴𝘂𝗹𝗮𝘁𝗶𝗼𝗻𝘀, with a score of 44, exert the strongest influence across the entire value chain. Energy efficiency, sustainable materials, and transparent reporting standards are just a few of the requirements fundamentally reshaping processes and principles. 👉 𝗦𝘁𝗮𝗸𝗲𝗵𝗼𝗹𝗱𝗲𝗿 𝗲𝘅𝗽𝗲𝗰𝘁𝗮𝘁𝗶𝗼𝗻𝘀, with an impact score of 43, primarily shape user-centred areas. Flexible floor plans, digital services, and high-quality spaces: stakeholders expect projects to integrate ecological, social, and economic values. This applies to both tenants and investors, who increasingly prioritise sustainability and responsibility. 𝗖𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲 𝗼𝗿 𝗢𝗽𝗽𝗼𝗿𝘁𝘂𝗻𝗶𝘁𝘆? The real estate industry must meet these rising demands.     🌟𝐍𝐞𝐰 𝐒𝐩𝐨𝐭𝐥𝐢𝐠𝐡𝐭! Introducing Peter Alderliesten from Susteco, A Bosch Company! 🌟 🚀Peter joined Bosch in 2012 in the Netherlands as an Operation Manager. His road led him to working for Bosch in Frankfurt, The Philippines, Costa Rica and the USA. Then joining Susteco in 2024 to support in setting it up in a way that scaling up would be facilitated. 💼When asked about what he enjoys most about working at Susteco he said: "It is the high level of professionalism. Where I expected to have to create processes from the ground up, most of the processes were already there and people were working according to them." As an unexpected benefit Peter mentions that the agile work environment at Susteco enables him to learn a few things aside from his field. Even more striking is the openness from the board and all colleagues in the team. 🌍"I will only regret the things I have done, not the things I have not" is a motto that Peter lives by. Both, the "Digitalisation Report 2023" and “Digitalisation Report 2024” by EY and ZIA Zentraler Immobilien Ausschuss e.V. Real Estate illustrate a significant shift in focus from broad digital strategies in 2023 to a concentrated deployment of Artificial Intelligence (#AI) 🧠 in 2024. Despite widespread discussions about digitalisation in real estate over the past few years, the industry continues to struggle with fully integrating digital solutions. As the “Digitalization Report 2024” shows, 𝐨𝐧𝐥𝐲 3% 𝐨𝐟 𝐜𝐨𝐦𝐩𝐚𝐧𝐢𝐞𝐬 𝐡𝐚𝐯𝐞 𝐚𝐜𝐡𝐢𝐞𝐯𝐞𝐝 𝐰𝐡𝐚𝐭 𝐢𝐬 𝐤𝐧𝐨𝐰𝐧 𝐚𝐬 “𝐝𝐢𝐠𝐢𝐭𝐚𝐥 𝐞𝐱𝐜𝐞𝐥𝐥𝐞𝐧𝐜𝐞” – the state of full digital transformation. ❗️ This number has halved from the previous year. Most companies are stuck in a phase where digital solutions are adopted but not fully integrated across their operations. A glimmer of hope remains: Compared to 2023, an additional 5% of companies are now investing less than 1% of their annual revenue in digital initiatives. Why AI has become more crucial in 2024: 💡 Accelerated AI Adoption: In 2023, 37% of firms surveyed invested more than five percent of their revenue in digitalisation, focusing on enhancing digital maturity. Fast forward to 2024: 81% of companies now recognise the potential of AI to automate significant real estate processes, proving a strategic pivot towards AI-specific investments. 🌱 Persistent Challenges Overcome by AI: While challenges like data quality and cost management persisted in 2023, in 2024, AI is increasingly seen as a solution to these enduring issues. 78% of firms are implementing AI to enhance data transparency and operational efficiency. 🏢 Future-Proofing Real Estate: Just a year ago, the industry focused on incremental digital advances. Now, with 79% acknowledging AI’s role in sustainability and workforce optimisation, the sector is rapidly pivoting to AI as essential for future-proofing businesses against an evolving economic landscape. 🌍 Sustainability Through AI: There has been a continuous rise from 2023: digital solutions were already enhancing sustainability practices. In 2024, AI-driven optimizations are recognized for their critical role in achieving stringent environmental goals.   • 𝗪𝗵𝗮𝘁 𝗽𝗲𝗼𝗽𝗹𝗲 𝘄𝗶𝗹𝗹 𝗿𝗲𝗮𝗹𝗹𝘆 𝗿𝗲𝗺𝗲𝗺𝗯𝗲𝗿 Studies such as the "Transform to Succeed" digitalisation report by consulting firm Drees & Sommer and the Aschaffenburg University of Applied Sciences show that the digital maturity of the construction and real estate sector still lags behind significantly. A survey of 155 industry professionals and executives reveals that digitalisation scores are particularly low - with a maturity level of just 2.67 out of 5. This low score reflects how rarely digital applications such as data analytics, data management or process automation are used in day-to-day business operations. The adoption of AI and automation of routine tasks is also rated below average. Many companies and asset managers still cling to manual processes and Excel spreadsheets - practices that will soon be forgotten.
