Be aware of your rent you’re listing at - is it too high? Are the listing photos representative of the property’s condition? A discerning renter will spot this right away. Offer “Free Pet Rent” even if you don’t charge pet rent - people love getting things for free. Also - consider Section 8 and other affordable housing programs. Dont believe all the critique out there - I’ve had great experiences with Section 8 tenants. It’s a large pool of prospective tenants that becomes available to you.

In my experience, it's beneficial to offer resident incentives. Early move-in at no charge, pay for a moving truck, free 50" tv, etc... Changing the primary photo and LISTENING TO THE FEEDBACK of prospects that have viewed are also a few other suggestions.
