    On December 27, 2024, jing wang, Vice President, North Asia, of our organization, and Shengjun Cai, Senior Manager of Market Transformation & Development, attended the #LEED Platinum award ceremony of the CMST Pudong Heqing Logistics Park in #Shanghai. Owned by CMST Development, a subsidiary of China Logistics Group under the State-owned Assets Supervision and Administration Commission of the State Council, this project exemplifies innovation in logistics and sustainability. CMST is a state-controlled A-share listed company specializing in smart warehousing, intelligent transportation, bulk commodity supply chains, and logistics technology etc. Since GLP's strategic investment in 2015, it has been a key partner in CMST's transformation initiatives. CMST Shanghai manages over 850,000 square meters of logistics park space, serving as a vital hub for the Shanghai Futures Exchange's non-ferrous metals and natural rubber futures, as well as the Dalian Commodity Exchange's plastic products. The LEED O+M Platinum certification of the CMST Pudong Heqing Logistics Park in November 2024 marks a milestone in its sustainable logistics infrastructure. Additionally, GLP is aiding CMST in advancing smart, low-carbon upgrades across its facilities, with plans for further LEED certifications for Shanghai Wusong Logistics Park and CMST's office building.   During the ceremony, Jing commended CMST for its leadership in integrating LEED standards into its operations, highlighting the role of state-owned enterprises in setting benchmarks for sustainable logistics parks in China. She also expressed enthusiasm for the upcoming certifications of other CMST projects.     On December 26, 2024, Andy To, Managing Director of USGBC & GBCI North Asia, attended the #LEED Platinum award ceremony of UBS Taichung Branch Relocation in #Taichung, Central Taiwan. The project achieved LEED ID+C Platinum certification in October 2024 with a remarkable score of 90 points, the highest ever for a LEED ID+C-certified project in Taiwan.   Andy expressed his heartfelt congratulations and gratitude to UBS for their unwavering commitment to sustainability. He acknowledged UBS's sustainability journey in Taiwan, beginning with their Taipei Branch's LEED Silver certification in December 2013. Over the past 11 years, UBS has demonstrated consistent leadership in green building initiatives, with their expanded Taipei branch achieving LEED Gold certification twice and now reaching a new pinnacle with the Taichung branch's LEED Platinum certification. He emphasized that this milestone not only sets a new benchmark for Taiwan's banking industry but also reflects UBS's dedication to creating a safe, healthy, and sustainable environment for employees and clients.     On December 26, 2024, Andy To Managing Director of USGBC & GBCI North Asia, attended the #LEED Platinum award ceremony of CAAM Chengde 168 in #Taipei. The project, located on the former site of the Chen Yeh Chemical Works Plant, represents a transformative redevelopment by Chen Yeh, which expanded into office building development and property leasing after the factory's relocation. Completed in 2024, the building achieved LEED BD+C: Core and Shell Platinum certification in September, marking it as the first office building in Taiwan to receive this recognition. Notably, the building has already secured tenants such as Google, underscoring its appeal to global tech leaders.   From the outset, the project prioritized sustainability by integrating energy modeling, selecting low-carbon and recyclable building materials, and minimizing construction waste to reduce embodied carbon. Post-completion, operational carbon reduction remains a central focus. Water efficiency is another highlight, with a 250-ton rainwater harvesting system in the basement that recycles rainwater for irrigating ground-floor greenery. Additionally, a zero-chemical cooling water system on the rooftop contributes to water reuse by irrigating a rooftop garden. The integration of Google Cloud's AI platform further enables monitoring of regional carbon emissions, aligning with the United Nations Sustainable Development Goals (SDGs) and the World Green Building Council (WGBC) framework. These features support the tenants' phased ambition to achieve net-zero carbon emissions.     On December 26, 2024, Andy To, Managing Director of USGBC & GBCI North Asia, attended the #LEED Gold award ceremony of the Sangean Electronics Global Headquarters in New Taipei of #Taiwan. The building serves as the headquarters for SANGEAN ELECTRONICS INC., a renowned Taiwan-based consumer electronics manufacturer founded in 1974. The company specializes in radios, audio systems, and related peripherals, with production facilities located in Dongguan, Southern China. The nine-story building, featuring three underground levels and a total floor area of approximately 8,793 square meters, began operations in September 2024 and achieved LEED BD+C Gold certification in October 2024.   During the ceremony, Andy congratulated Sangean Electronics on this remarkable achievement, highlighting how the LEED certification of its headquarters sets a new benchmark for sustainability within Taiwan's consumer electronics industry.   • Project Name: Hutchison Logistics Centre City: #HongKong Rating System: #LEED O+M: Existing Buildings Level: Gold Certification Date: December 2024 Project Admin: Allied Sustainability and Environmental Consultants Group Limited   The Hutchison Logistics Centre, owned by Omaha Investment Limited, a subsidiary of CK Asset Holdings Limited, was built in 1993 and is located at Kwai Chung Container Terminal in Hong Kong—one of the world's busiest container hubs. After over 30 years of sustainable operations, the facility earned LEED O+M Gold certification in December 2024.   Spanning approximately 4.71 million square feet, the centre includes warehouses, offices, and 118 parking spaces, connected to a neighboring 10-story office building. At the time of its construction, its design was considered cutting-edge, allowing trucks and container vehicles to directly access warehouses on each floor, significantly improving logistics and transportation efficiency. The project also excelled in the "Indoor Environmental Quality" category of the LEED standards, ensuring a healthy workspace for employees and high-quality storage conditions for goods.   In its 2023 Sustainability Report, CK Asset Holdings emphasized its dedication to integrating LEED and other sustainable practices into both new and existing properties. This commitment was evident in 2024: the company’s headquarters, Cheung Kong Center, achieved LEED Platinum certification, while two major logistics centers, including the Hutchison Logistics Centre, earned LEED Gold certifications.   • Project Name: China Taiping Yulan Home City: #Beijing Rating System: LEED for Communities: Plan and Design Level: Gold Certification Date: November 2024 Projects Admin: Beijing Lemontree GB Technology   China Taiping Yulan Home, an eco-friendly senior living community in Beijing's Airport Economic Zone, officially opened in October 2024. Developed by China Taiping Insurance Holdings Co Ltd, the project focuses on "humanized services, green technology, and comprehensive medical care" to create a comfortable home for the elderly. Just one month after its launch, it received LEED for Communities Gold certification.   Spanning 49,000 square meters, the community features senior apartments, medical facilities, and commercial amenities. Surrounded by three major parks, it offers shuttle services for residents to enjoy nearby green spaces. It is worth mentioning that the project integrates energy-saving technologies, including a "Four Constants" system—maintaining constant temperature, humidity, oxygen, and quietness—to ensure a healthy indoor environment. Currently, 60 residents have moved in.   As one of China's leading national insurance brands, China Taiping Insurance actively supports sustainable development aligned with the country's dual-carbon goals. With 7 LEED-certified office projects in cities like Shanghai, Beijing, Hangzhou, and Chengdu, the LEED for Communities certification for China Taiping Yulan Home marks a significant breakthrough in the company's green building initiatives.   • On December 23, Shengjun Cai, Senior Manager of Market Transformation & Development, North Asia, of our organization, attended the LEED Platinum award ceremony of GDH Bay City Centre - Tower A in #Guangzhou. Located in Zhujiang New Town, South China's largest CBD, the GDH Bay City Centre was developed by Guangdong Land Holdings Limited, Guangdong's largest overseas integrated enterprise group. Completed in November 2022, the 306,000-square-meter commercial complex includes Tower A, a 284-meter, 58-story office building, which achieved #LEED O+M Platinum certification in October 2024. The project incorporates triple-layer ultra-clear low-E glass with 41% light transmittance and 35% solar reflectance, effectively reducing heat and energy consumption. It also features water resource recycling systems, including landscape water control devices, rainwater harvesting for irrigation, and innovative wastewater technologies, all prioritizing energy conservation and environmental sustainability.   Shengjun offered heartfelt congratulations to the project owner, stating, "China is the largest LEED market outside the U.S., with Guangzhou ranking among the top five cities, driving green building development nationwide. The GDH Bay City Centre, as the crown jewel of Zhujiang New Town, showcases excellence in energy efficiency, environmental protection, and human-centric design.   • On December 19, jing wang, Vice President of North Asia, of our organization, was invited to attend the LEED Zero Water Award Ceremony of INDIGO in #Beijing. Owned by Swire Properties, INDIGO is a mixed-use development completed in 2012, earning #LEED BD+C certification in the same year. It was re-certified with LEED O+M Platinum in May 2019 and again in January 2023. In November 2024, it became the first project in Mainland China to receive LEED Zero Water certification. This achievement was made possible by upgrading the original reclaimed water treatment system to a micro "wastewater treatment station," which now enables 92% reclaimed water usage for toilet flushing, cleaning, and landscaping, and 99% usage for air conditioning cooling towers. The initiative is expected to save 114,000 cubic meters of tap water annually, or one-third of the project's total water demand.   During the ceremony, Jing congratulated the owner and highlighted the significance of the LEED Zero rating system, which was launched by the USGBC in November 2018. As of September 2024, 460 projects globally have participated in LEED Zero, with 288 officially certified. In China, 30 projects have received official certification, with several pioneers in LEED Zero Carbon, Waste, and Energy certifications. INDIGO is the first to earn LEED Zero Water certification in Mainland China. She emphasized, "As one of the most water-scarce countries, China has ingrained water conservation into its collective responsibility. With the implementation of the strictest water resource management system in 2013 and the construction of a water-saving society, China has integrated water-saving indicators into green building and urban evaluations. However, until now, there has been a lack of professional tools to measure water conservation achievements. LEED Zero Water certification addresses this gap, providing a practical path for buildings to improve water efficiency.     Project Name: TSMC Global R&D Center City: #Hsinchu Rating System: #LEED BD+C: New Construction Level: Gold Certification Date: November 2024 Project Admin: SSDC澄毓綠建築設計顧問 Segreene Sustainable Design and Consulting   TSMC, the world's first dedicated semiconductor foundry established in 1987 and the most valuable semiconductor company globally, opened its Global R&D Center in Hsinchu, a modern industrial city in Taiwan, in July 2023. The center serves as a hub for cutting-edge research focused on 2-nanometer and advanced process technologies, as well as new materials and transistor structures. In November 2024, it achieved LEED Gold certification.   Spanning a certified area of almost 150K square meters, the center incorporates advanced energy-saving technologies, including high-efficiency HVAC systems, LED lighting, and natural daylighting designs. A state-of-the-art Energy Management System (EMS) enables real-time energy monitoring and integrates energy recovery technology to convert waste heat into reusable energy, substantially reducing the building's carbon footprint. Rooftop solar panels with a peak capacity of 287 kW further contribute to its sustainability. Additionally, the facility's materials more than 70% green building components, 100% high-performance concrete made with slag cement and 80% metal and glass curtain walls etc. Sustainable design elements include living walls, rainwater harvesting systems, and multi-layered green belts, effectively reducing carbon emissions while enhancing biodiversity.   TSMC remains a pioneer in green building initiatives since 2006, with all its facilities meeting green building standards. Its most recent 2023 Sustainability Report highlights its leadership in LEED-certified building area within the global semiconductor industry.   • On December 18, Andy To, Managing Director of North Asia, and Shengjun Cai, Senior Manager of Market Transformation & Development, attended the #LEED Platinum Award Ceremony for the Air Aurora Garden House R&D Center in #Shanghai. Air Aurora, a company committed to low-carbon and healthy living solutions, promotes smart, healthy air technologies and provides full lifecycle services to its customers. The R&D center's design incorporates innovative low-carbon, health-focused, and intelligent technologies, earning it the LEED O+M Platinum certification in October 2024.   During the ceremony, Andy presented the award to the owner, expressing his appreciation for Air Aurora's efforts. He shared his personal experience with air quality, emphasizing that LEED not only focuses on environmental performance but also on the experience of building occupants, particularly air quality and lighting. He highlighted that over 9,000 LEED-certified projects in China reflect the country's growing commitment to optimizing living and working environments, and he was pleased to see Air Aurora's dedication to this cause. At the end of the event, 陶帅 (Steven Tao), Founder & CEO of Air Aurora, had an interview with Andy and Shengjun, where they discussed the future of sustainable development and green buildings.
