🔔C&W HOTEL MARKET SPOTLIGHT - AMSTERDAM The sample of branded full-service hotels in Amsterdam recorded an increase in profit during the 12 months ending October 2024.   ⭐ The GOP per available room (PAR) grew by 6.5% due to a 4.6% revenue increase and despite a 3.2% rise in expenses.   ⭐While ADR slightly declined (-0.9%) to €263, the hotel occupancy increased (+3.9%), surpassing 72%, resulting in a 2.8% growth of RevPAR.   ⭐About 58% of revenue growth flowed through the bottom line, increasing the GOP margin from 40.9% to 41.6% (€101.5 PAR).   ⭐ Hotel pipeline remains constrained, with only 105 new rooms opening during the first 10 months of 2024, representing a minor 0.3% increase in total supply.   For further information and support with your hotel real estate in the Netherlands, contact our experts Paul Smolenaers, Ralph van Polanen Petel, Jos Hesselink and Gijs Korten. EUROPEAN HOTEL OUTLOOK 2025 As we approach 2025, the hotel sector is shifting gears, with value drivers transitioning from income growth to capital appreciation.  Slower growth is expected, but increased availability of debt with favourable pricing will boost investor confidence and drive yield compression as interest rates decline. The hotel sector is entering an expansionary phase, with investment activity accelerating and a sustained upward market trend. Hotel investment and values have likely bottomed out, presenting a window of opportunity for early movers heading into  2025.
