You know I'm always looking for insights that could give us an edge in the real estate market. Well, I stumbled upon something today that I think you'll find as exciting as I do.
While scrolling through LinkedIn, I saw a post about rent growth forecasts that got me thinking. Sure, everyone's talking about what's happening now and what might happen in 2025, but I believe the real opportunity lies in 2026. Let me break it down for you:
Positive Vibes for 2025: RealPage, Inc. is predicting rent growth across the country next year. For instance, they're expecting increases of 1.7% in Austin and 1.8% in San Antonio over the next 12 months. Not bad, right?
Supply and Demand Sweet Spot: It looks like demand might outpace supply, potentially pushing occupancy rates back up to where they were about five years ago. That's music to our ears!
The "Supply Cliff" (I love this term!): Get this - they're forecasting a whopping 20% decrease in supply nationally in 2025. You know what that means for property values and rents, don't you?
Growth, Growth, and More Growth: By 2025, they're saying almost all markets could see positive rent growth. In the top 50 markets:
Now, here's where it gets really interesting. While everyone else is focused on just getting through to 2025, I'm looking at 2026 as our year to shine. Think about it - if we position ourselves right now, we could be riding this wave when it hits its peak.
That's why I'm so excited about the new construction projects we're launching. By delivering units in 2026, we're setting ourselves up to capitalize on what could be a fantastic market.
I know it might seem like looking too far ahead, but remember when we [mention a past successful long-term strategy or investment]? This feels like one of those moments.
