I received that dreaded text last Thursday at 10 PM :-(. My tenant's HVAC wasn't cooling. This family has a young child, and the Texas heat is brutal.
I sprung to action, texting my regular HVAC team with no luck. I apologized profusely and told her I'd continue working for her.
The next day the HVAC guys came out of hiding. By 5 PM, I had her HVAC back up and running for $350. The filter hadn't been changed in 6 months, and the coils had frozen causing a switch to malfunction.
As her landlord, I have a duty to ensure this family has a functional and clean home. This incident made me feel great about my decision to start selling off some of my personally held rentals.
