South-East Queensland communities developer Azure has revealed its Saville by Azure project is close to completion with settlements slated for this month. 

Azure is heavily focused on the townhouse market, recently winning approval for a 74-home, $60-million estate at Augustine Heights, 37km south-west of central Brisbane (Refer second article below).

The $54-million Saville project at 153 Government Road, Richlands, is a collection of 90 two-storey terrace homes. 

Residents of the gated community will have access to Azure Club amenities, a communal entertaining and dining pavilion, a resort-style swimming pool, and landscaped private gardens.

Azure director Trent Keirnan said the developer had delivered more than 560 terrace homes at Richlands, and the Saville project would add to this pipeline.

“Choosing a location like Government Road, we’re not just building homes; we’re offering a lifestyle that combines easy access to shopping, schools, and essential services with the peace and serenity of living in beautiful parkland,” Keirnan said.

Azure’s decision to develop Saville at Richlands follows six projects in the area, including Alton Edition, Eden Edition and Flora Edition.

“We’ve really listened to what buyers want and have designed Saville by Azure to reflect that,” Keirnan said.

“Richlands has been a fantastic location for us, and our success in the area speaks volumes about our commitment to quality and community.”

Richlands is close to an employment hub, local shopping centres, universities and about 20km south-west of Brisbane’s CBD.

Earlier this year Keirnan told The Urban Developer that there was “an insatiable level of demand” for townhouse products.  

“People are running busier lives, and looking for lifestyle choices, integrated amenities and low maintenance,” Keirnan said.

“You can’t get it in a house and although you can get it in an apartment, it’s hard to bring a family up in an apartment.

“Think about affordability—if it is a blue-ribbon suburb, a lot of people might not be able to afford houses in that suburb but they could afford a quality townhouse.

“That gives them an opportunity to be close to family, friends, infrastructure and schooling which otherwise is not afforded to them.”

Azure Greenlit for 74-Home Queensland Masterplan

Developer Azure has won approval for its 74-home project south-west of Brisbane as it begins work on a luxury apartment development in the Queensland capital.

The developer has been approved for its project at Augustine Heights, a suburb of Ipswich 37km south-west of the Brisbane CBD.

The Augusta Parkway project will rise on a 15,010sq m site at 7001 Augusta Parkway and has an estimated worth of $60 million. 

The townhouses will be a mix of three and four bedrooms, with a wet-edge pool and children’s pool among communal facilities.

Augusta Parkway is about 5km from the Springfield Central train station, 4km from Orion Springfield Central Shopping Centre and 6.5km from Springfield Fair Shopping Centre. 

St Augustine’s College and Augusta State School are about 1.5km and 3km from the site respectively. 

Construction is due to start in the first quarter of next year.

Meanwhile, Azure has broken ground on its luxury residential project at Toowong.

The One Earle Lane project is an eight-storey apartment building on a 0.266ha site at 56-58 Sylvan Road and 9 Earle Lane.

According to construction database BCI, the estimated end value of the project is $35 million. 

The 90-apartment project has been designed by Paul Conrad Architects and comprises 28 two, 36 three and 11 one-bedroom apartments, and 4 three-bedroom penthouses.

A barbecue area, courtyards, roof terrace, swimming pool, communal open space and two basement levels with 134 car parking spaces are also in the plans. 

Construction is expected to be finished during the first quarter of next year. The developer currently has a $1.3-billion pipeline of work in south-east Queensland.
