No one else will say this… But Zillow is NOT your friend if you’re under contract. Once you make that decision to buy a house, get rid of all your MLS apps! Continuing to look at homes is one way to give yourself buyer’s remorse. Instead, trust yourself to make the decision, and remember: no house is ever going to be perfect all the time, and that is OK! That’s just life. The same thing goes for everyone else too. Your friend with the beyond perfect home? It might seem perfect on the surface, but there’s definitely something about the house that they want to change! Do yourself a favor, delete Zillow, and trust your choices. Recently, Zillow announced their newest feature called the Touring Agreement, and it’s left many agents confused and even a little nervous. In light of the changes coming due to the NAR lawsuit and the requirement for buyers to sign a Buyer Agency Agreement, Zillow created a non-exclusive touring agreement that is open to all agents and consumers. We’ve long believed that Zillow is bad for real estate agents, and their newest Touring Agreement is another example of why. While incentives are still an integral part of the new-home market, they're falling out of popularity in the rental segment as demand — and competition — strengthens. The number of Zillow rental listings with concessions has struggled, going from 32.7 percent in December to 31.9 percent in January. The concession rate jumped 5.6 percent year over year to 32.2 percent in February; however, it marks the slowest annual growth pace since June 2023.
