Real estate capital growth has outperformed rental growth. For investors, both of these are great. They obtain equity increase from capital growth and more cash flow from rental growth. The ones losing here are renters. Not only is rent increasing every year, but they also don’t get that wealth growth from the ever-increasing capital growth. That’s why renting is losing. You lose capital growth. You lose money from the increasing rent.
