Our team of housing experts is supporting Leeds City Council to deliver a scheme to ease housing pressures in Leeds by providing dozens of affordable council homes. The Hough Top scheme will see a total of 82 high-quality and energy efficient homes being built on a former school site in Swinnow, near Pudsey. The scheme – which is being delivered via Leeds’s Council Housing Growth Programme (CHGP), with funding support from West Yorkshire Combined Authority’s Brownfield Housing Fund – will comprise 55 houses and 27 apartments, with a mix of one, two, three and four bedrooms. These sustainability-designed homes will be fitted with air source heat pumps that will help cut carbon emissions and help to tackle fuel poverty. We’re committed to creating a positive lasting legacy in Leeds and we will be delivering more than 500 hours of careers support for young people during construction, with one local school leaver having already secured a full-time apprenticeship with us. Sempra Homes and Basildon Borough Council have been awarded £2.4 million of funding to support the delivery of affordable housing at its forthcoming developments, Tyefields and Broadmayne, in Basildon. The funding, secured from the recently extended £500m Affordable Housing Programme, will enable Sempra Homes to convert 50% of the homes at the two developments to affordable tenure. This includes 17 social rented council homes and 13 shared ownership homes, with priority given to Basildon residents and veterans. Melanie Keys CIHCM, Service Manager at Sempra Homes says, “We welcome this additional Government funding, which will enable us to deliver much-needed affordable homes to Basildon residents. Significant progress has already been made at Tyefields and Broadmayne with our contractor partner, The Hill Group. A critical sector contributing over 10% of the nation's GDP is facing "a perfect storm of challenges" We're dealing with a triple threat - The exodus of tradies, stretched supply chains and labor shortages. Baby Boomer builders are retiring, and there is pretty much no replacement. Younger generations are discouraged and are leaving due to tough working conditions. And this lack of replacements is compounded by a significant drop in apprenticeships. According to Scott, 50,000 apprentices have left the program so fat in one year. A shortfall that could cripple the industry's ability to meet the government's ambitious target of building 1.2 million homes in five years. For me, what Simon Kuestenmacher outlines in this article is another reason why Australia should have a public housing developer, or reforms that enable private/public partnerships, which provide stability in the construction sector. Last week, a few of the ATT team attended a breakfast with tradies from across east Auckland where they heard from Simeon Brown, MP for Transport & Local Government, and Chris Penk, MP for Construction. They shared insights into their plans to streamline and simplify the construction process, from consents to approved materials and beyond. ATT Chief Executive, Nicola Dashper, had the opportunity to discuss the critical shortage of tradespeople our industry is facing. While there's no lack of enthusiasm from young people eager to enter the trades, we're experiencing a significant challenge in finding hosts for these aspiring apprentices. They delved into the hurdles we're encountering with training such as tutor shortages, course cancellations, and over-durations that are impacting our ability to develop a skilled workforce efficiently. It was encouraging to engage in these conversations and we look forward to seeing progress in these areas. You might have spotted this video on our Department’s social media channels sharing some of our progress since launching Homes for Queenslanders. This plan sets an ambitious target to deliver a million more homes by 2046. We could not achieve this target without addressing the housing system as a whole and partnering across the sector with many others working towards this same goal. A few highlights from our progress include: 🏠 Opening a new Rapid Accommodation and Apprenticeship Centre in Cairns, which is being used to build modular homes for social and government housing. 🏠The $160 million Renters Relief package, which means more Queenslanders are eligible for our rental products and services. 🏠Increasing and expanding our Immediate Housing Response Program so more people can access emergency accommodation.
