As a homeowner/investor, if my listing agent/broker is not showing my properties to potential buyers due to not having a buyer contract... You aren't doing your job and you're in breach of your fiduciary and other obligations. How are you going to sell a property without showing it?! What needs to happen is the responsibility of showing a property needs to come back on the listing agents and buyer's agents can come in after buyer's have decided they want to make an offer and need help closing. Today's buyer's agents turn into offer, coordinating & closing agents which btw, there are plenty of ways to provide value/make money. Negotiation, loans, appraisals, inspections, repairs, remodeling, title, escrow... closing agents can and should make money from their referrals to all of the other trades and necessary service providers that are needed to close.

I talked about the buyer’s side this morning, but what about the seller’s side? Curious about how the recent NAR settlements are affecting selling right now? Here's a quick breakdown of what sellers need to know! 📝 . ➡️ Traditionally, you and your agent pick a listing price, which includes a portion for the buyer's broker. This is listed in the Multiple Listing Service (MLS) for all agents to see. Now, with the new settlement, your agent can’t advertise that compensation in the MLS. . ➡️ As a seller, you can still offer to pay the buyer's broker, but it's something you'll decide with your agent, case by case. Everything will be documented in writing, and your agent will follow the new rules as they come out. . ➡️ Remember, some buyers might need their broker's fee covered because they can't afford it themselves. If you choose not to pay the buyer's broker, you might miss out on those buyers. .
