🏚️ When Tenants Turn the Tables… 😔 A landlord friend called me yesterday, completely deflated. For 6 months, he’d been struggling to evict tenants who’d stopped paying rent. Endless paperwork, delays, and court battles — he finally regained access to the property this week. What did he find? ⚠️ The tenants had stripped the kitchen bare—cabinets ripped out, appliances gone, and half of it taken with them. It’s frustrating, costly, and a harsh reminder that being a landlord isn’t always easy. ✅ The lesson? Processes and safeguards — like thorough referencing, regular inspections, and strong tenancy agreements—are essential. But even then, things can go wrong. When a tenant moves in or out, thorough documentation is a must. Here's your checklist: Condition Reports with Photos 📷 For every move-in and move-out, create a detailed condition report. Include lots of photos to document the state of the property. This helps you accurately itemize the security deposit and provides proof in case of any disputes. Quick Turnarounds ⏱️ Sometimes, tenant turnovers happen in the blink of an eye. One tenant moves out on a Friday, and another moves in on Saturday. Are you prepared to clean carpets, tidy up the house, and address any last-minute repairs within such a tight window? It’s all about having a solid plan and flexibility in your schedule. Landlord Chronicles: Systems - Master Key Be proactive, and not reactive. 1) Are you that landlord who carriers a bag of keys when you visit your properties? 2) Have you closed on a property and the seller drops a bag of keys to you? 3) Do tenants make copies of their apartment keys and distribute them to people not on the lease? Master keys grant Mr. Morris the ability to open up every door for his entire portfolio with one key. Why use master keys? Convenience: Reducing the weight of the keys you carry around, and eliminating the struggle to find the right one to get where it is that you need to be. If ever an emergency, having a master key can get you in faster, without having to fumble. Control: An additional benefit for businesses is that reducing the number of keys they have to distribute. And every key is stamped “ Do not duplicate”. Safety: if there is an fire emergency you want to be able to open the doors immediately before the fire department arrives. Otherwise, they will break down every door in the building to ensure the fire hasn’t spread within the walls. Maintenance: it makes it easier to access your units. Lastly, the key system is managed by the locksmith. If a tenant losses their key we contact the locksmith, provide them with the key code for the lost key, and have them rekey the locks, charge the tenant their fee, and finally issue new locks. Both tenants and landlords have duty to repair certain parts of the property. I'll be sharing with us an experience I had with some of the tenants to the property I manage. I had a meeting with some of this tenants some weeks ago and they told me about some repairs that should be made in the house. I wasn't so surprised when they listed out the repairs. I knew they didn't know their left from right about it. You as a tenant should take note of the following so you won't go and do some of the repairs that your Landlord ought to or expect the Landlord to repair what you ought to repair as a tenant...
