CreateTO and the City of Toronto announced plans to maintain the facade of the former #Toronto Coach Terminal, originally built in 1931, while redeveloping the #building into both rental housing and a medical space. Thursday's announcement revealed developers KILMER GROUP, LLC and Tricon Residential (Kilmer-Tricon) as the preferred proponents for the project, along with a team of architects including Chicago-based firm Studio Gang, local firms architectsAlliance and Smoke Architecture Inc., with acclaimed Montreal-based landscape architecture firm CCxA in charge of the public realm design. - via blogTO

Devron is gearing up for the launch of 101 Spadina – a 38-storey condominium tower located at Spadina and Adelaide in Downtown #Toronto. Designed in partnership with Audax Architecture Inc., 101 Spadina aims to change the narrative of being ‘just another glass box’. Described as a contemporary art deco building, the tower is designed to exist harmony with the 100 year-old architectural buildings on Spadina Avenue, while having its own modern character. Urbanize Toronto recently sat down with Devron’s President Pouyan Safapour to talk about the unique vision for the project. “I hope we can approach development in a way that everyone in the city can love development and have multifamily living. That's what I hope this project can be symbolic of. To do better so that we can have a better city and we can have a better industry. Super excited our proposal for a carefully crafted stone built mixed-use development at the entrance to Northampton, brought forward by the team at @iceni, has passed the validation stage and is set for committee in April. This development has been designed to enhance the southern gateway to Northampton with a finely crafted building of fifty-four high-quality apartments and ground floor commercial space. These are distributed across a future-proofed structure with dual cores and twin stairs, ranging from six to eight storeys, and featuring a mix of one, two, and three-bedroom units. Importantly, 35% of these homes are planned to be affordable, highlighting a commitment to inclusive community development. Located at the town's entrance, the development has been designed to offer panoramic views of Northampton from its rooftop gardens, blending modern design with a nod to tradition. The design incorporates two interlocking blocks with a curved stone facade, a gesture towards the town’s historical stone-built buildings. Being close to a scheduled Ancient monument, the project was developed in close collaboration with heritage officers, aiming to set a precedent for future developments in the town centre. Our design approach respected Northampton's architectural heritage and anticipates its future needs. The facade, with its textured and smooth stone layers, is intended to complement both the local streetscape and nearby structures, including the Grade 1 listed St. Peter's Church. Sustainability has been a key aspect of the project, with features like rooftop gardens, renewable energy use, and carbon reduction strategies to create a healthier environment for residents. As we move forward, our focus is on positively impacting Northampton by providing contemporary living spaces, supporting job opportunities, and contributing to a welcoming new commercial area. This project stands out with its unique facade, combining light and dark composite panels that mimic wood, creating a modern and exclusive appearance. Key Features: Phase A: 276 underground parking spaces. Phase B: 3 commercial spaces, 7 business apartments, and 58 residential units. Phase C: 5 commercial spaces, 15 business apartments, and 85 residential units with 36 parking spaces. Phase D: 4 commercial spaces, 7 business apartments, and 78 residential units with 3 surface parking spaces. The building offers 12 commercial spaces, 29 business apartments, 221 residential units, and 315 parking spots. Good media coverage here on the resurgence of timber in urban architecture, highlighting the environmental, wellbeing and aesthetic benefits of mass timber construction and featuring the leadership of Built by Nature Frontrunners: The Black & White Building, designed by Waugh Thistleton Architects -- London's tallest mass timber office in Shoreditch, and the Paradise SE11 project, Bywater Properties’ six-storey, 63,400 sq ft timber office, currently under construction in Vauxhall... two examples of how the material is being successfully and visibly deployed in the UK capital. There's insightful commentary from Bywater co-founder and COO Theodore Michell in addressing insurability: "In our experience, the process has been complicated and technical, but not insurmountable. It has been more intensive and expensive than we would normally expect for a conventional building. But, in our judgment, not markedly. And certainly not to the point that the project is not is not viable."
