Friends & colleagues –
We are pleased to announce the public launch of our new venture, Gratia Development.
Gratia is a residential development firm specializing in small-scale, turnkey projects set against the unique charm and character of Charlotte’s more affluent, close-in neighborhoods. Gratia seeks to address an unmet demand for high-end, design-driven, turnkey residential experiences in in-fill locations where new home inventory has historically been scarce.
We are humbled by the support and wise counsel shared by so many friends and colleagues over the course of 2024, and are grateful for the many new relationships and partnerships forged here in the Charlotte residential community.
To learn more, we encourage you to please visit our newly launched website: www.gratiadevelopment.com
We’re excited for the future and look forward to sharing it with you!

📍 Hi, I'm Parimal, co-founder and CEO of Husmates.
Thinking about creative ways to enter the Toronto housing market? This video explores co-ownership as an alternative approach and could be a great conversation starter for professionals navigating the current market landscape. es have kind of lost their integrity in so many ways and we saw that particularly during covid there's a real demand in the market to find community that is controlled by the people that run the community. And that's where really co-ownership is a brilliant solution 💡

🚀 Making Moves in Property & Partnerships 🚀
This week has been packed with exciting milestones:
💼 Met with a potential investor to discuss funding a new commercial conversion project with my JV partners. The conversation was promising, and the feedback has been fantastic!
🏢 Hosted the first-ever Property Developers Networking Event in Hemel - what an amazing turnout and great energy! I’m grateful for all the support and new connections made. Met a couple of Developers who have worked on Accessible projects, some very useful insights 👌
🤝 Met with Saffron & Lee from Watford & West Herts Chambers of Commerce to strategise on working with councils to identify unused properties. Together, we’re aiming to transform these spaces into affordable, accessible homes for the community.
🌐 Additionally, I’ve started conversations with a new contact from Brent Council’s Disability Forum to explore connections with other London boroughs - and beyond - to expand accessible housing across multiple communities.
🏠 Submitted an offer on a property for one of my Supported Living providers - fingers crossed! 🤞
It’s been a week of growth, collaboration, and big ideas.
How has your week been?

Fantastic to hear from the passionate leaders of Women’s Property Initiatives, Housing Choices Australia, Local:Residential & Assemble discussing the ‘Successful Delivery of Affordable Housing’, hosted by the ULI & Urbis (shoutout to Dylan Gray).
Success relies on:
📖Clear affordable housing strategy - organisations need to be clear about their goals, metrics and values to enable collaboration
🤝 Quality and authenticity of partnerships - impact driven values and capabilities need to align
📈 Robust data - affordable housing is a long term commitment, reliable data is needed to prove 40 year investment metrics
🏦 Complex funding models - there’s no one size fits all approach, but there are opportunities at every scale
🔑Community is key - it’s not just a home, but about belonging and being supported to thrive
An inspiring area of property to be involved in and great to hear about the success stories to be celebrated 🎉
Thank you Darius Johnson from WBBM | CBS Chicago for featuring our story on the revitalization efforts for West Pullman on Chicago's far south side.
By now, we have all heard of the recent closure of the ALDI USA Grocery Store in West Pullman at our Maple Park Marketplace Shopping Center. As heartbreaking as it is, I would like to thank them for anchoring this location for nearly 20 years. And I hope that this a temporary departure as we hope to attract them back to the neighborhood.
And that is the point. We must make our communities attractive for private investments, such as grocery stores, entertainment venues, restaurants, etc. I consider Far South Community Development Corporation as an entity that seeks to attract and encourage more investments to Chicago's far south side, primarily along the South Halsted commercial corridor through mixed-use residential developments. We cannot shame industries into coming into this area. We must position ourselves to compete with other areas of the City and suburbs. And this will require the City to invest significantly as it does in more affluent neighborhoods.
Creating the residential density is key to increasing retail and entertainment. If it works for LaSalle Street, Hyde Park, and Uptown, then it can work for West Pullman, Roseland, and Washington Heights. Then the question, is there demand? Ask the 200,000 individuals on Chicago Housing Authority waitlist and the thousands of people living in expensive neighborhoods who are currently rent burdened. Chicago's far south side is positioned for population growth as this region of the City is the most affordable with a multitude of amenities, such as two golf courses, a forest preserve, an 8-mile trail leading to the Little Calumet River, Pullman National Park, an International Port District, three public transit options (Metra, CTA, and Pace), and easy access to two major expressways (Bishop Ford and Interstate 57). With strategic investments to improve our education network in this region, this area offers Pre-K to post secondary education with City Colleges of Chicago-Olive-Harvey College and Chicago State University.
No more looking at Chicago's far south side as a charity. We are uniquely qualified to compete for both private/ public investments. We have the ability to build both affordable single-family and multifamily housing with residents being able to afford to live and experience the community, which in some of the more expensive neighborhoods residents living in affordable units may not be able to shop or dine in the very building they are living in.
