Cape Town’s Hospitality Paradox: High Demand, Low Prices Cape Town is a world-class destination, yet as hoteliers, many of us wonder: Why is our Average Daily Rate (ADR) so low, even with soaring demand? Cities like New York or London, with similar global appeal, see ADRs well above $400 year-round. Meanwhile, Cape Town’s midscale hotels often struggle to reach $150 (R2700) bed and breakfast. This undervaluation limits our ability to reinvest, innovate, and, most importantly, reward and grow our staff. As an industry, we’re still recovering from the wounds of COVID-19 and its economic fallout, yet our pricing does not reflect the true value we deliver. What can we do? 1️⃣ Reframe Value Perception: Position Cape Town as the premium destination it truly is. 2️⃣ Collaborative Benchmarking: With STR gone, organizations like FEDHASA can lead transparent, ethical industry conversations to push ADR benchmarks upward. 3️⃣ Educate the Market: Guests are willing to pay more when value is clear. Let’s align pricing with our quality. Cape Town competes with the world’s best. It’s time to price like it. What’s holding us back, and how do we change it? Let’s start a conversation. #HospitalityInsights #RevenueManagement #ADR #CapeTownHotels FEDHASA Tourism.gov.za
