Investors, like my wife, aren't looking for real estate pie-in-the-sky right now. Real estate people have promised the moon while privately complaining that real estate won't pencil... FOR FOUR YEARS NOW. See, when you were the CTO of a real estate company with nine figures of assets under management, you get to be a bit choosy with your partners. Right now, my biggest play is debt, as the buying frenzy for equity waits for rate cuts. But debt plays only work if you have the equity experience and familiarity with the process! The guy I'm relying on right now for that experience has agreed to do a webinar with me that answers the simple question that feels like it should have a somewhat simple answer: How do real estate deals ACTUALLY hit their double digit targets? For me, that's two questions... The other is what causes them to miss those targets, and what sort of claims are just well-marketed fraud.
