Hey Friend, do you have really tall ceilings and are unsure of how to make your space feel cozy + cohesive? One of our favorite things to do at Elegant Simplicity, when a space allows for it, is to play with vertical scale by adding floor-to-ceiling drapery. And that’s because they gussy up the drama of the room by both drawing the eye vertically in the space or framing a window/doorway. Taking the window covering all the way to the floor avoids chopping the room at the waist — because you want visual flow where the whole house feels cohesive + we're gonna give it to ya, sister! Port Loop is a much cited scheme in the regen world. Some time ago now we were appointed to lead a master planning and viability exercise on behalf of BCC and Canal and River trust leading to the submission of the original consent. The point was to challenge the norms on housing delivery in terms of density and typology - all in one of the most deprived wards in the country. I remember David Rudlin challenging me but also reassuring me about the density per acre in a design meeting. Whilst at the time 75 dph was considered high - he pointed out that many Victorian - sought after homes are built to this density. The market has continually defaulted to 35 ish dph for standard housing in a world where land supply continues to be a key problem - and one which is not going to get easier. Schemes like this and other more recent examples serve to challenge these norms and prove that with the right design and supporting social infrastructure family housing in particular can be delivered differently. It is also the the case that many regional cities and towns do not have significant density in terms of population per km squared. This suggests therefore, that we can deliver higher density, modern housing typologies closer to the core and fringe of these locations - especially on brownfield / previously developed land. These sites are often not without cost and challenge but they have to be a more sustainable option to suburban housing and the threat of green belt use? The big question is, can schemes like port loop be scaled up in the future to deliver far more units and can we convince purchasers to rethink their approach to what good looks like as a housing product ?
