One site at a time… 🏘️ Last night, we secured committee support for 40 homes in the Green Belt! This decision won’t solve the housing crisis but is a step in the right direction. It’s also an example of the pragmatism currently being shown by St Albans City and District Council. Members know that new homes are needed in the area and understand the inevitability of using Green Belt land as part of the solution. While 40 homes in the Green Belt won’t grab many headlines, it is sites like this that are so desperately needed. It will be acquired by a medium-sized local housebuilder and built out within a couple of years. The proposals include 35% affordable housing and over £700,000 investment in infrastructure. Large, strategic-scale sites are great but these smaller ones really help too. Construction began on Bradley Stoke, a new town, in the 80s. At the time, it was Europe's largest privately developed housing scheme. Staying true to the town's history, we provided specialist highway advice to Woodstock Homes to support the planning application for 50 flats on the last remaining vacant plot of land in Bradley Stoke. As of July 2024, planning permission for the flats and 60 car parking spaces has been granted. What started out as a plan for an entirely new community in the 70s is finally going to be complete. In support of the application, we provided a Transport Statement which considered the car and cycle parking strategy, the past five years' accident records, the access strategy for all users including the preliminary design of a new priority junction, and we used swept path analysis to ensure all users could access the site safely. But, it's not uncommon for communities to raise concerns about how larger developments could impact their everyday lives. We were involved in extensive negotiations with the South Gloucestershire Council highway officer who, in line with the highway work we had completed, decided that “the benefits of making more efficient, high-density use of previously undeveloped land for accommodating housing needs” with “the provision of 35 to 100 per cent of affordable housing within the scheme” outweighs any potential negative aspects. #planningpermission #transportplanning #BradleyStoke

I remember writing about the modular housing sector donkeys years ago as a potential high-growth sector for Yorkshire. Our timber frame kit division, DC Timber Systems, have retained their gold status accreditation from the Structural Timber Association Ltd (STA), through its STA Assure scheme. The accolade is testament to the high quality products it delivers which in turn has seen an increase in projects for the new year with plans to recruit to expand the team in 2025. The Gold standard is awarded to businesses who can ensure a consistently high quality of structural timber products and offers complete customer assurance in the construction, offsite build and timber frame build sectors. The team have worked on a number of projects this year, including a development of 82 new energy efficient affordable homes at Upper Achintore which has brought much needed housing to Fort William; and a development in Paisley, comprising 48 affordable homes for social rent at East Lane for Loretto Housing Association, part of Wheatley Group. Ian Samson, our Managing Director of DC Timber Systems, said: “We have diligently worked to ensure our high standards are constantly maintained and this has paid off as we are delighted to retain the high status from the Structural Timber Association. “Retaining our gold standard status demonstrates our calibre and expertise to the market and offers complete reassurance for our customers. Great for Coastline Housing to be in the Inside Housing Top 10 completions against percentage of stock again - that is now seven years in a row………. We might not be the biggest housing provider in the country but it’s all part of doing our bit to help solve the housing crisis in Cornwall and support those who live in and part of our local communities. Maintaining the utilities of 50+ large houses, for example electricity, broadband, council tax etc💰 2. Maintenance issues occur each week, it is important to get these resolved to provide our tenants with high level service🛠️ 3. Challenges can arise at any time during the planning process, this can push back lots of different elements causing potential long term issues❗️ 4.
