Here’s an example of the power of 1031 exchanges if you entered the Somerville/Cambridge market in the mid 2000s - based on real sold data, but not an actual exchange: Buy 10 Loring St for $469k in 2006, a 2-family in Union Square. Upfront cost is ~$125k, assuming a 25% down payment plus closing costs. Sell 10 Loring St for $1.525M in 2022. 1031 the gain (Over $1M + equity) into 21 Forest St, a 10-unit building in Cambridge, 1 block to Porter Square for $5M. Upfront cost was $125k and now you own a $5M+ asset today in an A+ location. No capital gains tax paid. This is the power of real estate investing. I know dozens of people who have done some version of this with one property or many properties.
