Are we further along in resolving multifamily financing stress than headlines would have us believe? Stephen Buschbom and Lonnie Hendry, CRE pose this question on Trepp, Inc.’s latest podcast episode. One of their key points is that most of these loans are in CRE CLOs which have a ton of flexibility in privately resolving the issues. My push back on this is the question of timing. Syndicated acquisition volumes peeked in the back half of ‘21 / front half of ‘22. If the majority of the financings were 3 year bridge deals, aren’t we just now entering the key window for distress? During Q1, before this latest run in treasuries, we still saw owners trying to market deals with upcoming maturities at prices that made no sense in the current financing environment. The latest round of macro data should put a dent in any residual denial but who knows. I’d love people’s view on this. #multifamily #distress #CRE

Understanding APR: What You Need to Know APR can be misleading as it assumes you'll keep the loan for its entire life without refinancing. Different lenders include various fees in their APR calculations, leading to inconsistencies even with identical loan terms. The timing of loan estimates can also impact the APR.
