⚡️This week, Center for Real Estate Technology & Innovation venture board members Vince C. and Ashkán Z. shared their insights into the Dallas proptech market with Philip Russo at the Commercial Observer. “Since then, $2.3 billion has been invested in equity rounds in proptech companies, with $450 million invested in Dallas-Fort Worth-based proptech companies, and $860 million invested in Austin-based proptech companies,” said Zandieh. Included in those investments is $43 million invested in CrowdStreet, an Austin-based commercial real estate investing platform; $20 million in TestFit, a Dallas-based site planning software company; and $15 million in Austin-based Setpoint, a warehouse securitization management platform, he added. In addition, since 2020, 47 percent of Dallas-Fort Worth-based proptech companies have raised a pre-seed round, while 24 percent went to seed stage rounds, said Zandieh. “I do see more and more groups in Dallas regularly involved in conversations in proptech fundraising rounds, and more as advisers in different capacities,” said Cicciarelli. “That’s become a lot more prevalent in the last couple of years. Zurich proptech Optiml raises a $3.5 million pre-seed extension to push for decarbonization in real estate #Optiml, a Zurich-based proptech startup specializing in sustainable real estate investment and renovation strategies, has secured €3.5 million in a pre-seed extension. Led by BitStone Capital, the round also saw participation from KOMPAS VC, focusing on the construction and manufacturing industries. Existing investors, including Innovation Endeavors, the VC firm of former Google CEO Eric Schmidt, and Planet A Ventures, reaffirmed their commitment to Optiml by joining this round. Founded as a spin-off from ETH Zürich | School for Continuing Education, Optiml is co-led by CEO Dr. Evan Petkov. The company has developed a cutting-edge software platform that helps asset managers, investors, and consultants manage the complexities of decarbonizing individual buildings and entire portfolios. With a focus on achieving net-zero goals while aligning with corporate objectives, Optiml’s software delivers cost-effective and timely solutions tailored to each property. The fresh capital injection will accelerate Optiml’s growth, allowing the company to expand its team and enhance its software features to meet rising demand across the DACH region, Great Britain, and beyond. "New York-based Proptech Latii has raised a $5M seed round, led by Leadout Capital, with participation from Era Ventures, Act One, Nine Four Ventures, and RADV. Latii offers US customers access to carpentry products from Latin America, Southern Europe, and North Africa, cutting costs by up to 60%. There is NOTHING revolutionary about WeWork Founder Adam Neumann’s newest venture Flow. Less than 2 years ago Neumann received $350M from Andreessen Horowitz to fund a startup that purports to “transform the residential experience” for apartment renters. In an interview on CNBC, Neumann states that Flow is a “vertically integrated” innovative real estate company based on its technology, operations and bringing people together. He further hinted at providing tenants the ability to obtain ownership in their building. As an apartment developer with +17 yrs. of experience, there are MANY MANY red flags 🚩 any potential investor must know before investing in Flow: First, being a “vertically integrated” in real estate means you source, develop, construct, and manage the asset. The development/construction part are critically important because you are going to install building systems (MEP, roof, technology, etc.) that must survive the wear & tear from the elements/tenants and keep your repair costs lower. Having a lot of technology in buildings presents problems starting with the initial cost, maintaining it, protecting it from hackers, and constantly competiting with new tech (see Moore’s Law & myth of Sisyphus). Second, property management technology already exists which enables tenants to pay rent, submit maintenance requests, and communicate with management staff (see Yardi, AppFolio, etc.). Further, this same software provides financial info to owners/CPAs. Developing and maintaining your own operations technology seems counterintuitive when viable cheaper options already exist. Don’t reinvent the wheel. Keep your expenses low. Third, neighborhood residents can already communicate with each other through an app called Nextdoor. Tenants like the anonymity and privacy of their homes. They don’t want other building occupants to know their names/gossip like an office setting. Residents can always use the 20th Century technology of knocking on doors and introducing yourself if you really want to meet people in your building. 💡 Fourth, providing tenants with ownership in a building they are renting presents so many tax and legal issues that I would need to write another LinkedIn post. Let’s just say that it’s a pipe dream to believe this will work without the owners facing numerous lawsuits. Tenants want to keep the rent low. Landlords want bigger profits. What could go wrong in this scenario?
