Expansion of the suburban fringe and the return to the city. Understanding the patterns of cities and real estate development with Zonda's data. Zonda's extensive #historic #housing #data is able to illustrate the patterns of #Urban101 development through time. The chart shows the distribution of new plats by plat year (+/- 5) and plat distance from downtown (+/- 5). It quite clearly illustrates the expected expansion of the city on the suburban fringe. Since this is #Houston we can also see an increase in plats that represents the growth of townhome development within 10 miles of downtown since the early aughts. "It needs to be said: being zoned Single-Family, or having a Single Family land use, does not mean something is actually single-family." YES. 👏👏👏 AND, "We need to ask ourselves: why is a 3-story 5,000 SF house that rents for $24,000 a month completely legal but a 2-story quadplex that rents at workforce AMI is not?" This blog isn't Atlanta specific; city planners need to allow what communities actually want (character!) that rather than focus on restrictive zoning. Congrats, friend! This is bookmark-worthy.
