Great question recently! What expenses are involved in buying a home? You have a few upfront: (Give or take) - Registered Valuation: $800 - 1,200 - Builders report: $500+ - LIM: $400 Things to pay near the end: - Moving costs: Depends! - Lawyer fees: Anywhere between $1,400 - $3,500. Entirely dependent on the firm & how complex your situation is. Some firms offer a fixed fee if you are on a tight budget, pays to ask! Keep in mind here that you will very likely receive a cash contribution from the bank at settlement. Generally 0.9% of the overall lending amount! This can help cover the legal fees and any other small things that pop up. Or a new couch?

I have £0 arrears across my portfolio I do my own diligence before handing over the keys to a tenant. An agent will only do the bare minimum of checks. Insist on 12 months bank statements: → Check net pay matches bank statements → Check rent paid in full and on time → Check they don't have overdrafts or gambling habits A few simple checks will save you a lot of problems. Prospective tenant won't supply bank statements? Thank them and move on. Because behind them there's a long queue of excellent tenants who will. 📣 In watching the second reading of the Leasehold & Freehold Reform Bill in the House of Lords, it struck me how many of the Lords, together with how many voices in the Commons and in the media, are insistent on Commonhold being the ideal form of homeownership for flats, and asking why it isn't being implemented right now. 💵 Commonhold may well be the goal (another conversation), but I think those insisting on it right now are missing what I see as the major problem - money. 🏦 According to the UK Finance Lenders Handbook, 70% of lenders will not lend on Commonhold properties. Others will refer each case individually to the bank, or only lend in certain circumstances. If borrowers only have access to a small fraction of the market, how will it ever take off? 📝 As far as I can see, the latest public notice from UK Finance on Commonhold was its response in 2018 to the consultation. To summarise - "There isn't enough commonhold property to know how it would work". ❓ How will this ever be resolved? #leasehold #freehold #commonhold
