Do we need a new professional body? As brokers we are only as good as the lenders in the market. Brokers rely heavily on lenders' trust in the valuation process. Recently, we encountered a situation where a valuation report, marked suitable for lending, reflected the application's value with no negative remarks. However, the lender still declined the case based on the very same valuation. This highlights a critical challenge: balancing strong lender relationships with upholding industry standards. Perhaps it's time to consider forming a professional body for brokers to advocate for more consistent and accurate outcomes, ultimately benefiting both lenders and borrowers.

When talking with investors, the first question I get asked is what the rate is.    The second is the closing timeline    After I get some additional information, I can quickly provide preliminary terms.    My default answer for the second question is 30-days (for a DSCR loan) but the true answer is more nuanced.   During the loan process, we need information from third parties.     -Appraisal  -Title work  -Insurance  -Payoffs from the current lender    Any one of those, particularly the appraisal, can delay the process 1-2 weeks.    Beyond that, an investor's ability to quickly make decisions and provide the required documents is crucial for a fast closing.    The faster your turnaround time, the faster your loan goes into underwriting, and gets the clear to close.
