As the old saying goes, “everybody is happy until the surveyor shows up.” When a landowner believes they built their fence in the right place, but…. This is why it’s so important to hire a land surveyor prior to construction as it removes the guesswork and assumptions. What may be true for the other corners may not be true for this one. Don’t get me wrong, we work with some great ranchland fence builders and when they are unsure, they default to calling us. In some cases, landowners can be so adamant that they know exactly where all their corners are. They want to save money, I get it, but as we all know, more often than not, it proves to not be the case. (We love serving our customers, but this is a reality for us all. Learning to navigate these conversations is a skill learned over time. End of the day, surveyors report the facts no matter how difficult it may be upon delivery.) I prefer to notate if something is "protruding" or "intruding" (i.e., a protrusion or intrusion). Here's an excerpt from note we commonly use on our land title surveys: “…and that there are no observed intrusions or protrusions of improvements across the boundary lines of this tract of land or into any of those defined easements or building setbacks listed in…”
