Good architectural design doesn’t solve clients real problem(s). At least not entirely. Look at this case study; A commercial real estate developer wants to create a commercial office building in order to provide a service (leasing) that generates recurring revenue for a real need (space). What is the client's problem/challenge? Attracting AND retaining tenants. A very functional, sustainable building with exceptional architectural design standards addresses the first half of the problem - attracting tenants, but does not address the second half - retaining tenants. This problem cannot be solved with a brick and mortar approach but by an experience-led service offering approach. As architects, your understanding of space and how it’s used is your advantage here. You can leverage that understanding and know-how in an inclusive service-offering package of good architectural design (that addresses the first part - attracting tenants), and additional service(s) that help the client make informed decisions on how to retain tenants. By addressing the problem/challenge of the client (in this case, attracting and retaining tenants), you are creating value, which the client will gladly pay for, which increases your revenue/fees. The Covid pandemic created a lot of uncertainty in the office market along with a significant number of underperforming assets ripe for transformation, but not all existing assets are good candidates for repositioning. We asked ourselves how we can design the next generation of office buildings to be more flexible and adaptable to accommodate a variety of tenant types over the lifetime of the building, creating longer term value and, essentially, a perpetual asset.
