A common story in the CRE (Commercial Real Estate) world. I spoke last week with 2 investors who are looking for financing for a multifamily purchase in the same dollar range and number of units. ➡ Both are in good neighborhoods. One deal was declined by the lender, and the other got approved. The one that got declined had a slightly better NOI, and the sponsor had more RO. > What's the reason he got declined? Although the building he was looking to purchase was nice and in good condition, it is connected to an old, ruined building. ➡ Many lenders will hold back from financing such investments (there are, of course, others who will finance it and will get it done) The small details matter. #CRE #Multifamily #Financing

A commercial real estate syndication is a partnership where multiple investors pool their capital to acquire, manage, and potentially profit from large-scale real estate investments—like apartment complexes, office buildings, mobile home parks, or shopping centers. It allows individual investors to access deals that would typically be out of reach if investing alone. -How to Invest in a Syndication: Reg D 506(b) vs. 506(c) Offerings? There are two common ways to invest in syndications under Security Exchange Commission (SEC) Regulation D: 506(b) and 506(c) offerings. Each comes with its own set of rules: Reg D 506(b): -Allows both accredited and up to 35 sophisticated investors (non-accredited) to participate. Does not permit general solicitation or advertising.
