There is a substantial difference between an investor and a homebuyer, and it is important for buyers to establish their intentions for the home upfront before they start the house-hunting process. “Those who intend to live in the home will need to find a property that suits their personal needs and should consider factors such as proximity to their workplace and schools, future plans for family expansion, and other aspects concerning the overall functionality of the home. Investors, on the other hand, are more concerned with wealth creation and should therefore consider things such as average annual house price appreciation, area demand, and rental prices in the area,” says Goslett. Lots of tenants have had their rent increased this month. For some, this will be another cost increase which can add to problems. For others, there will be hope of home improvements. Many properties (especially flats) have changed hands in the last 12 months as Landlords have been looking to sell up. Rent controls have kept net income low and this has led to anger with some. Dodgy Landlords have given many a bad name but those that embrace their responsibilities understand the value of good tenants and they especially understand the value of keeping homes in a sound state. A "buy to let property" looked after will attract better tenants, higher rents, less void periods and less wasted capital on repairs. Its that WIN WIN situation. My graph of the week this week goes to Redfin. Multifamily is the beneificiary of Renters by Necessity. Following the pandemic, those that have a house are holding on to their 2% interest rate unless someone is willing to pay a serious premium. Therefore housing stock for sale is extremely limited, pricing is extremely high, competitive, and unaffordable. So, people are renting longer, not by choice. I unfortunately am a perfect example of this, your real life case study: I moved out to the suburbs from the city in 2022 to start my family with my fiance. Plan was to sell my house in the city, and buy in the burbs, simple right? We’re still in our “temporary” apartment and probably about to sign another year lease. There is nothing to buy where the pricing makes any kind of sense, and the only way to buy is word of mouth before something hits the market (our parents have been tasked with talking to all their neighbors!)
