Demographically Driven Multifamily Real Estate Investing with Michael H. Zaransky Episode 133 of Zen and the Art of Real Estate Investing is out everywhere you listen to podcasts! Listen → https://lnkd.in/eJPDfDnu Most investors start investing careers in one asset class and switch to another. Today’s guest discovered his path early and stuck with it. On this episode of Zen and the Art of Real Estate Investing, Jonathan welcomes guest Michael Zaransky of MZ Capital Partners. Michael is the founder and managing principal of MZ Capital Partners, which concentrates on investment, property acquisition, and development. Michael began his career with triple-net leases and quickly moved to multifamily properties. Jonathan and Michael’s conversation begins with why Michael received a law degree but never practiced. They discuss some of the advantages and disadvantages of real estate today, especially regarding technology use, what Michael learned from his first investment, and what you should look for in an emerging neighborhood you want to invest in. He shares how building new versus purchasing existing structures can be beneficial, his preference for land versus property with existing structures, and what goes into choosing unit configurations for a development. Jonathan and Michael explore what makes the traditional multifamily model appealing, his entrance into the single-family market in Knoxville, and why he continues to purchase assets in his local Chicago market. Finally, you’ll hear why amenities matter in multifamily housing, the generational differences that impact a tenant’s rental preferences, and the biggest struggle in attaining equity in bigger syndications. If you’ve ever wondered what it’s like to jump into multifamily instead of exploring other asset classes first, you won’t want to miss this episode with Michael Zaransky. #multifamily #syndication #realestateinvesting

Our special episode with Bob Knakal on The Multifamily Hangout was one of the most engaging and insightful conversations I've had in a long time. Bob's wealth of knowledge and wisdom was truly impressive, and I found his insights so valuable that I asked my 16-year-old son, Andrew, to watch it and share his thoughts in a post. It's not every day you get to learn from an industry leader like Bob, and I wanted Andrew to experience and reflect on the profound insights shared during the discussion. This is Andrew's post: "Imagine this: Would you rather be trapped in an office cubicle that gives you no choice in the work you do or be part of a booming business that has multiple different job opportunities for your choosing? The Real Estate business is like a multi-layered ice cream: You get multiple different delicious flavors to choose from, and if you don't like the first layer you can always go to the next. Bob Knakal has been one of the top voices in Real Estate. He's been known to have brokered up to 2300 individual properties, which is the most any individual broker in NYC has done ever. Bob worked his way up the multi-layered ice cream of Real Estate and eventually bought himself the entire shop. It is safe to say that he has high authority to speak on the benefits of the industry he works in with the level of experience he has. Bob's opinions on thriving in Real Estate should not be taken for granted if you're looking to get into the industry. We recently platformed him to share these thoughts on our podcast. Click on the links in the comments below to listen to what the legendary broker has to say about getting into the real estate market."

Don't overspend on rehabs: Tailor your renovations to your exit strategy and neighborhood! When I first started investing in real estate, I made the mistake of trying to make every property perfect, regardless of the area or my plans for the property. I quickly learned that this approach was costing me money without providing a meaningful return on investment. Here's the key takeaway: Match your rehab quality to your exit strategy and the neighborhood. 🎯 If you're in a renter neighborhood, you don't need high-end finishes like ceramic tile. Focus on making smart, targeted improvements that will attract tenants without breaking the bank. Overspending on rehabs is a common mistake for new investors, don’t let it be a costly part of your journey. As you gain experience, develop a better understanding of what level of renovation is necessary for each specific property and strategy. 🎧 Check out the full interview and more episodes on my podcast, Living Off Rentals, where my guests and I discuss and share all things real estate. Are you swinging for the fences or playing it safe with base hits? Having a clear investment strategy can help you decide what types of Real Estate Investments to make… 1️⃣ Risk-Adjusted Returns Matter: Whether you’re investing in single-family homes or syndications, it’s crucial to assess the risk versus the potential return. Class B multifamily properties, for instance, offer stability even during turbulent times such as COVID-19. 2️⃣ Scalability is Key: Managing dozens of single-family properties can become more active than you might think. Syndications allow for passive income while diversifying across different markets and asset classes—without the hands-on work. 3️⃣ Find the Right Market: Dan has found a great market in Greenville, South Carolina, which offers a blend of high-growth potential and cash flow, making it a prime target for multifamily investments. It's all about identifying the right opportunities with solid fundamentals. Seasons change and so do markets - so find the one that’s right for you and your strategy at the time… 💬 How do you balance risk and reward in your real estate investments? Are you aiming for base hits or home runs? 🎧 Full episode can be found on your favorite podcast app OR get the full Video experience on the Gould Capital Website 🔗 Video and Audio links in comments 👇🏽👇🏽👇🏽 #realestate #realestateinvesting #realestatepodcast #multifamilyinvesting #syndications
