When should you consider a reconversion of your HMO back to a C3 property if you’re weighing up sales options in the future?
This is something I run through with many clients each month.
Lots of landlords that I work with, who have a varied HMO portfolio, find out that not all of their tenanted properties will perform best as an investment sale to another landlord.
There are many HMOs that achieve greater saleability and value as a residential owner-occupier sale but it’s not just as simple as listing it for sale with an estate agent as a home and reaping the rewards.
There’s the tenants to think about, any reconversion costs, the loss of rent during the sales and conveyancing process and the stress, time and hassle involved too.
It’s all part of the exit planning though.

a) 15% preferred rate of return or 50% of the profits (whichever is greater) for those who invest $99,000 or less.
b) 20% preferred rate of return or 50% of the profits (whichever is greater) for those who invest $100,000 or more.
BREF Fund I, LLC's equity investment offerings enjoy the benefits of being secured and collateralized by real estate at high yields with exceptionally low volatility and short durations.
BREF Fund I, LLC requires a 50% rate of return on capital employed and the use of collateralization (i.e., another investment property) as security to help ensure repayment of capital employed and payment of investment income.
In simple English, the Black entrepreneur is REQUIRED to provide a secondary property as security/collateral to help ensure repayment of the money that BREF Fund I, LLC invests and its investment payment (50% rate of return) with the Black entrepreneur in their development.
BREF Fund I, LLC invests in opportunistic residential real estate (new construction, gut renovations, and vacant land) as a limited partner with Black real estate entrepreneurs that have intimate knowledge of real estate market conditions in Black communities.
The Forum will launch its first national investment fund by using three Securities and Exchange Commission exemptions (Reg. D, Reg. CF, and Reg. A+) to raise up to $75 million dollars from Black investors.
