I usually limit my commentary to life sciences only, but sometimes the news is too topical (juicy). Let's face it: Symphony Towers is the Talk of the Town! Symphony Towers @ 750 B Street, the iconic 34-story home to the San Diego Symphony, has been sold for $45.7 million to Formosa, Ltd., an international conglomerate based in Orange County (aka billionaire Joe C Wen, all-cash buyer). This price represents a significant discount, given the building’s 2023 assessed value of $174 million. At just $84 per square foot, this acquisition is well below replacement cost (below what most Class A TI's cost), making it a screaming deal by any measure. Word is Irvine Co was looking to divest of this asset and had a buyer drop out, when this all cash buyer swooped in and closed in record time.
At 34 stories, it's the 2nd tallest building downtown by only 1 foot - 499 ft tall vs One America Plaza at 500 ft. LOL. Regardless, it tops our modest San Diego skyline and offers amazing views from most of the floors. It's an iconic building and quite a splash for Wen, this very active trophy buyer.
By securing one of San Diego’s premier office locations at such a deep discount, Formosa not only gains a strategic foothold but may also set a new pricing benchmark that could influence future deals. At sub $100/sf, Formosa will have a variety of winning leasing and execution strategies to consider, and will be an interesting story to watch over the coming years.

After facing bankruptcy in 2013, the company sold its 278,020-square-foot plant at 1100 Stearns Drive in Sauk Rapids for $7.75 million, transitioning towards a new era while staying on as a tenant. 🌱
I remember when Creative Memories was at its peak with 1,100 employees and $400 million in revenue in 2009. Fast forward to today, the scaled-down CM Group Holdings Inc., with fewer than 100 employees, is proving its resilience.
This transaction, managed by Colliers' team, marks another step for Creative Memories to focus on its core business while optimizing its real estate assets.
