Before you go on developing your block/allotment/land make sure to assign a surveyor to mark you boundary with these cement pegs.
This ensures that the development is well within its boundary.
It reduces the risk of future land disputes.
if not em there is a chance you build your fence or buildings outside your boundary and later pay compensation and demolish them.
Stay on the safe side
Just recently engaged a surveyor to do Boundary Identification Survey and most of the cement pegs at the site and neighboring blocks were hardly to be found, they were either removed and property fence built right on them and others were dug out assuming to be stolen to be sold.

It’s fine but future development involving heavy machineries can hide this to be not seen anymore. Why not make them a bit taller or something. Just my opinion.
Browning Group will be replacing this poorly-constructed wall soon. What do you think the ultimate demise of this wall was?
If you guessed “drainage,” you are correct!
Part of our rebuild process will include the complete excavation of soil behind wall up-to 4 feet from the wall. Opening this up, we will be able to install proper drainage, install permeable fabric to keep soil separated from stone, and utilize geo-grid to stabilize and integrate the retaining wall into the soil behind it.
If you have a wall failure on your commercial or residential property, Browning Group can assess the problem and find you a suitable solution. 937-902-0305

Why Sharp Sand Filling is Crucial Before Piling and Construction?
Before starting a construction project, filling the land with sharp sand is a key step in ensuring a strong, stable foundation. Here’s why sharp sand is essential:
1. Improved Drainage
Sharp sand allows water to flow through quickly, preventing waterlogging and reducing the risk of foundation issues caused by excess moisture.
2. Enhanced Stability
The sand helps stabilize the soil, reducing the likelihood of erosion and providing a solid base for piling and foundation work.
3. Increased Load-Bearing Capacity
Sharp sand compacts well, increasing the ground’s ability to support the weight of the structure, minimizing the risk of settlement or shifting over time.
4. Supports Piling Process
By creating a level and stable surface, sharp sand ensures piles are driven evenly, enhancing the effectiveness of the piling process.
5. Cost-Effective and Readily Available
Sharp sand is affordable, widely available, and easy to transport, making it a practical and cost-efficient choice for site preparation.
In summary, sharp sand is vital for improving drainage, stability, and load-bearing capacity, all of which contribute to a safer and more durable construction project.

MASS TIMBER FUTURES? Having put to bed some silly allegations about a 'massive spread' between wood frame and concrete construction, let's chat about Mass Timber! One of the biggest impediments to it's wider application is cost, supply and trades uncertainty. Is it a 5% premium over concrete or a 10% premium? There's room here for our local QS industry to contribute. Perhaps a line in the Altus 2025 Cost Guide? Or an option in the Butterfield online construction cost calculator? @altusgroup https://lnkd.in/guDsnkCe
What special conditions does your area of operations require? Far away from the expansive clays of the western Rockies we build coastal homes that must be prepared for scour and high flood and receding waters. Break away walls and tie beams are the rule! Many times enlisting the help of Frangible concrete methods! Amazing how much is the same in construction from one region to another yet even more amazing how different our Structures are. What special conditions do you face in your regions?
Residential inspection services give a realistic and accurate assessment of a home or building's foundation. In fact, the certified findings include a list of any and all problems and how to address them. This can include, cracks in the foundation, weak soil, weak concrete, and more.
Apart from the relavent technical points which Ian Jonew has made, there is an event more crucial aspect, which is market acceptance.
Notwithstanding all of the technical arguments as to the safety of wood, the fundamental fear of humans to fire will be a major impediment to sales or rentals. Using discounts would be counter productive as the proforma would soon become uneconomic. Remember the developers and project lenders are risk averse and they would have to be very brave to use wood rather than concrete.
