There is NO excuse for not going to tour your propeties in person. But here’s a few (excuses) I’ve heard and why I don’t buy them. 👇 DISTANCE - “It’s too far away and will take too long to get there.” Whether you live a five minute drive or a five hour flight you should be visiting your properties. Make the time!! 👇 SOMEONE ELSE WILL DO IT Your property manager or leasing rep should be onsite on a regular basis. But they are always seeing it with their lenses on. As an owner you should be seeing it from every angle. Perspective matters. 👇 MONEY - “It will cost too much to travel there.” This cost should be baked into your yearly budget. If you write good enough leases this cost can even be recovered from your tenants. 👇 JUST GOOGLE IT Street view is great for getting the lay of the land…BUT Things change at propeties all the time. Tenants come and go. New landscaping company starts. A competing property just landed the tenant you’ve been chasing. You can’t see these things happen in real time on google street view. 👇 NOT MY PROBLEM - “My tenant takes care of the maintenance” Even the single tenant, 2,000sf, building need to be seen. These are living breathing buildings that have to be inspected. How would you know if a tenant may have installed something without permission. Meet with to the store manager to find out how business is. Never know what you will learn by going onsite. 👇 That’s it!! Bottom line, get out there and see your properties. Plus as a bonus it gives you an excuse to get out from behind that desk and go do something…maybe even have a little fun!!

Friday True Story…excerpt from a deal I recently completed: Tenant: I hired you to represent me because I do not trust Landlords. Go back to the Landlord and tell them to evict the existing tenant today, get their city permits for demo/shellwork tomorrow and do their demo/shellwork the following day so they can deliver the space to me by end of the week. Takeaway: There are really only two solutions if you don’t trust Landlords: 1. Buy a building 2. Get out of business

Unfortunately, some landlords may ignore tenant communication, leaving their tenants frustrated and powerless. 🟢 Most of us can relate to going into a shop, intending to buy something and being ignored by the shop attendant, which can be very frustrating as we have come in specifically to purchase an item. 🟢 We don't mind waiting when the shop is busy. But just being ignored for other reasons when we're ready to spend our hard-earned money can get your dander up. 🟢 If you were continually ignored, you would probably walk out and go somewhere else.
